  • Analysis

As Section 7 is very centrally located, and surrounded by government offices as well as a multitude of banks, traffic congestion range from moderate to heavy throughout the day. Prices of the landed property within Section 7 are being sold off at premium price, due to nothing but its strategic location. Even with only 50 years left on its leasehold tenure, asking prices are hovering at RM400 psf. Units there would be in high demand as well as many government servants work in that area, if they were made affordable. There are several streets of old housing dating back to the 1960s in the southern part of Section 7. These units could be potentially viable for investment purposes. The excellent location also makes it viable for a buy-to-rebuild. The location is walking distance to many amenities and public transport is easily accessible.
