Bandar Seri Coalfields

Bandar Seri Coalfields is located in Sungai Buloh which is within the Greater KL expansion plan, developed by Kuala Lumpur Kepong Bhd. The neighbourhood is built upon freehold land and is in various states of completion.

The township of Bandar Seri Coalfields is built upon 1,000 acres of land. The township will contain both residential areas and commercial hubs, promising to be self-sufficient. The homes offered are semi-detached houses, bungalows, terrace houses, link homes and superlink homes to choose from ranging from 1,893 sf to 3,066 sf. All the homes come with a large built up for more spacious living with available homes starting from 4 bedrooms and 4 bathrooms.

The township of Bandar Seri Coalfields is well designed with a dedicated business hub, extensive landscape surroundings with parks and playgrounds and wide 50 feet inner roads to cater for road side parking. There are also sites set aside for kindergartens, primary and secondary schools along with the more basic amenities like a government health clinic, a wet market, church, mosque and surau.

Bandar Seri Coalfields is strategically located through a myriad of major highways, namely the NKVE, LDP and Guthrie Corridor Expressway and also via the Federal Road 54 or Jalan Kuala Selangor from Kepong / Sungai Buloh towards Kuala Selangor. Access to Rawang and Shah Alam is made easier via the Guthrie Corridor Expressway. The recently opened Latar Highway will further enhance Bandar Seri Coalfields’s access to the north towards Ipoh via the Templer exit.

  • Analysis

Kuala Lumpur Kepong Berhad is a trusted developer whose previous success includes Desa Coalfields, also a residential and commercial township which holds over 2,000 units of houses on 230 acres of land. Following that is Bandar Seri Coalfields which shows much promise by the looks of their sales.

Traffic in Bandar Seri Coalfields is currently still uncongested; however travelling to the city centre might be cause for pain as it is still quite a distance even without any traffic snarl. Buyers of the first phase foresee traffic in the area heading downhill with all the developments going on in the area, signifying a larger amount of people moving to that part of town; but every cloud has a silver lining as more development indicates better returns on the property.

The fact that the housing areas in Bandar Seri Coalfields are not gated and guarded is a cause of concern for the residents. A Facebook group has been formed by residents in order to gather residents of the same area to form Residents Associations in relation to the neighbourhood. The purpose of the group is not just to get to know the neighbours but to get together to hire good security firms to safeguard their homes and their safety.

Bandar Seri Coalfields is a very nice place to stay in, set back from the hustle and bustle of city life, and is a peaceful place for children to grow up in as well. As an investment this place has potential as development from the city centre spill into the outskirts, causing property prices in the outskirts to slowly but surely rise.
