Park Avenue consists of 22 single storey bungalow units, developed by the active developer IJM Land. It is located in Seremban 2, a fairly new area that is about 4 km southeast of downtown Seremban, the capital city of Negeri Sembilan. All of these bungalow units are considered as freehold units.
Park Avenue offers a solitary layout that can be broken down to three bedrooms, two bathrooms and one utility room. Moreover, it features a 2-car front porch, complete with walls that are adorned with ceramic tiles in the bathrooms and the kitchen. The floors for the kitchen, bedrooms, bathrooms and the terrace are finished with ceramic tiles, while porcelain tiles do the job for the living and dining areas.
A dedicated security body will be in charge of the safety of the residents at Park Avenue. They will not be hampered with the surrounding area as the streets are brightly lit with many open spaces abound. The neighbourhood also contains an extensive system of pedestrian pathways. These pathways can be used for a morning jog, or maybe even an evening stroll around Park Avenue.
Recreational opportunities at Park Avenue are prepared with the existence of a vast city lake park and a sports complex that house a swimming pool, badminton courts, squash courts and a hockey stadium, among others. Then, the mall options available are Tesco (3 km away), Jaya Jusco and Mydin, while there are up to five schools in the vicinity with SK Seremban 2A, SK Seremban 2B, SK Wawasan, SMK Seremban 2 and SMK Bukit Kepayang. Besides that, Columbia Hospital and KPJ Hospital are the nearby medical stops.
As more and more folks from Kuala Lumpur flock to the other neighbouring capitals of Kuala Lumpur and Selangor, Park Avenue's location is rather practical as the North - South Highway (PLUS) connects it to the city quite well. It would normally take approximately 45 minutes for the people of Seremban 2 to get to Kuala Lumpur. Similarly, a shorter drive of 30 minutes will take the drivers to either Kuala Lumpur International Airport (KLIA), Cyberjaya or Putrajaya. ELITE and LEKAS highways are the other two reliable highways, and it is worth to mention that the Seremban town is only four minutes away.

Vietnam, the UK and China house some of IJM Land's properties. Other than that, the northern, central, southern and East regions of Malaysia are also crawling with IJM Land. Notable mentions are Permatang Sanctuary, The Address, The Light Waterfront, Vertiq, Granview, Debunga Residensi, Riana 3, Pantai Sentral Park, Seri Riana, Epic, D'Ambience, Nusa Duta, Riverine Diamond, and the list goes on.
Clearly, IJM Land is a huge developer. However, the designs of the 1-storey bungalows of Park Avenue have not been impressive. Probably it is the fact that it is a single-storey, but surely it will not be batting any eyelashes.
Despite saying that, Seremban 2 looks to be a promising township. The sports complex and the recreational park are good foundations to a progressive area, and the open spaces and good network of pedestrian pathways just add to the proper township feel of Park Avenue, and Seremban 2 in general.
To those who want to pull away from the hustle and bustle of the city, Park Avenue can be a good choice. Families will settle down well here, as many schools can cater to the educational need. People who work in Seremban but would want to come home to a quieter environment should opt for Park Avenue.
