    Analysis

    YNH Property is currently among the fastest expanding property developers in Klang Valley. The company is established since 1982. It is the developer behind the Manjung township in Perak, which comprises Setiawan, Lumut and Sri Manjung. Besides Ceriaan Kiara, new developments by the YNHB include Fraser Place, D'Kiara, 1 Duta @ Sri Hartamas and Kiara 163. Adding to that impressive resumé, the company also has several mixed-development projects to be launched in near future, namely Duta Kiara 1, Duta Kiara 2, Duta Kiara 3, Duta Kiara 5, Duta Kiara 6 and Project 3KL; all located in Mont Kiara, Sri Hartamas and Kuala Lumpur city center. The first block of Ceriaan Kiara was launched at RM350 psf onwards, despite the market price of condominiums in the enclave was RM500 psf on average at that time. The second block was launched in January 2007 at RM440 psf onwards. There are 66 units which have been underwritten by CMREF 1, a private real estate fund which is managed by CIMB-Mapletree. The development is valued at gross development value of RM180 million. Ceriaan Kiara is located very near to Kampung Segambut Dalam Tambahan. The village is just two doors away, right besides Kiara 1888. Luckily for the residents, as they do not have to look down at the village every single day unlike the way the residents from Kiara 1888 suffer. But the fact remains that the condominium is still near to the village; it results in lack of exclusivity. Even though Ceriaan Kiara is another new kid on the block, it does not have any distinctive feature to differentiate it from another. It offers normal basic facilities like other condominiums. The facilities, layouts and façade are just average and dated in terms of design. The price of Ceriaan Kiara is the main attraction for investors to look at. It can be considered as the cheapest development in Mont Kiara, as it was tagged from RM330 psf at its launch. The price was remarkable as the market price for condominiums in the same league is around RM500 psf. Currently, the price is hovering around RM470 psf, still a good price for grab for subsale market.
