It is situated right besides Top Hat Restaurant and opposite of CENFAD College. It was launched in the 1st quarter of 2006 and expected to be completed in January 2010. IJM Land is a household name in properties development. The developer has built numerous housing and commercial developments, comprising of medium to high end types. Among its latest additions area Bukit Mandarina in Cheras, Riana Green East, Monte Bayu and PJ8 in Petaling Jaya. Besides Klang Valley, the developer also has developments in Penang, Seremban, Johor Baru, Kuching and Sandakan.
Ampersand is another addition of exclusive residential in the KLCC enclave. It is strategically located with a short distance from the commercial hub in the area, and within the remaining green lung of the enclave. It is positioned across CENFAD College, which unlike most colleges, this one keeps its student pretty low in number, and thus one should not find these students bringing chaos into the area.
Unlike most of residential in the area, residents of Ampersand could find this residential more peaceful, as it is far enough from the busy traffic of Jalan Ampang and Jalan Tun Razak. Even though Ampersand is located with close proximity to KLCC and Royal Selangor Golf Club, but none of these views is available, as one can only enjoys greenery view and its immediate neighbors, as this residential comprises maximum of 12-storey building.
Unlike other residential in the area which most offer small built-up units, Ampersand only offers large built-up units, thus targeting expatriates, politicians and businessmen with families. Even though this residential is perfect for a family, but KLCC enclave is not very suitable to raise children as the air is not quite healthy for living, as well as there are not many schools around the area. The closest international schools are Fairview International School, Sayfol International and Alice Smith International School for primary students.
Another drawback is the traffic congestion along Jalan Ampang, Jalan Tun Razak, Jalan Sultan Ismail, Jalan Raja Chulan and Jalan Bukit Bintang. These roads are terribly congested during peak hours during weekdays. Also, it is worsened during weekends as huge crowds getting into the city via these roads.
The price of Ampersand is relatively reasonable with all the great features it possesses, as well as its strategic location from only RM750 psf at launch. No doubt, that the price will sky rocket once it has completed and investor will cash in a lot of money from this investment. But, it does not seem to deliver great rental gain from the investment, as potential tenant will look forward to smaller size unit within the same area.
