Axis Residence


Axis Residence is a block of 33-storey serviced apartment that comprises of 384 apartment units. It is the second phase of the large mixed development named Axis Pandan, which encompasses apartment, condominium, retail shop and business center. It is located right next to Pandan Indah LRT station, Ampang. The development of Axis Residence started in earlier 2005, and was supposed to be completed by April 2009. However, problems with the developer dragged the completion date till middle 2010. At last, move-ins were allowed around the end of 2010. Each unit is either facing KLCC view or Pandan Indah with both types are priced from RM160 psf. All units do not have balconies but do have a small enclosed laundry area. Axis Residence is above a 3-level shopping mall, and 2-level of SoHo units. This is a leasehold development that was developed by RK Group, before it underwent a self-discovery process, and later emerging as ZAJ Properties. They then rebranded the mall downstairs to Fiesta Mall, continuing the good but delayed work they have laid into Axis Pandan. Aeon Big will be the provider of grocery needs in Fiesta Mall, the closest hypermarket to Axis Residence. There are no Chinese / Indian restaurants or bars available in the immediate vicinity, the closest would be Pandan Indah. There is a KFC and Old Town on the ground floor, and a smattering of middling cafes serving Malay cuisine. Axis Residence is located off the Middle Ring Road 2 (MRR2). However, while access from Ampang side is easy; access from Pandah Indah involves making a huge and long U-turn on MRR2 itself, after passing Tesco Ampang on the left. This is due to the closure of a junction turn under the MRR2, to allow better flow of traffic. It is a 15- to 20-minute drive from KLCC via Ampang - Kuala Lumpur Elevated Highway (AKLEH), granted little traffic is on the road. The integration of Sungai Besi Expressway to Jalan Pandan Indah and Jalan Pandan 1 has given another route for Axis Residence's occupants to get to Cheras, Jalan Istana, Bangsar, Putrajaya and Cyberjaya.

    Analysis

    Axis Residence used to be one of the most exciting developments appearing in the area of Pandan Indah, an older housing area. But then the annoying delays and problems have toned down the expectations a bit. However, this development is 200 meters away from the Pandan Indah LRT, so it is still a noteworthy choice for Kuala Lumpur working adults. There are some old government flats and terraced houses in the vicinity. Water pressure even at the high floors is great. Swimming pool at Axis Residence is small, but at least it is usable for quick laps and for children to swim around. The area outside of the gym has a good view of the KL skyline, though. Axis Residence has also attracted buyers from overseas, namely Europe, America, Middle East, Singapore and Hong Kong. A large number of residents are from the Middle East, and are starting to outnumber locals due to their willingness to pay higher rent. Closest restaurants and amenities cater to a Malay and Middle Eastern clientele.
