Sri Jelatek is an old leasehold condominium nestled in Wangsa Maju, mere minutes away from the centre of Kuala Lumpur. Numerous amenities and facilities can be found surrounding the condominium.
Right besides Sri Jelatek, there is Sekolah Kebangsaan Wangsa Maju Zon R10. Driving mere 3 minutes north, there are Carrefour Wangsa Maju and the newly opened Wangsa Walk and the new Jusco Shopping at AU5. In addition, there are several commercial centres in the area which are all located within short proximity.
Accessibility wise, Sri Jelatek is well connected to Jalan Jelatek which adjacent to Jalan Ampang that leads motorists towards the city centre. In addition, one can easily utilize DUKE Highway to reach Mont Kiara, Jalan Duta, Jalan Kuching and Penchala Link as the highway access is just minutes away from the condominium. Another alternative to travel is via LRT which Rampai Station (3 Minute, (walking 8 minute) and Setiawangsa LRT Station is just so close.
Sri Jelatek looks reasonable well from the outside. Though its paint is already faded and the facilities in the condominium are moderately maintained. The price of RM0.19 psf paid by the owners for the maintenance fee may have some room to improve now that the Owner is taking over the maintenance.
In recent years, Wangsa Maju, Setiawangsa and Keramat have been rapidly developed into upscale neighborhoods. Plenty of modern developments are developed in the area such as Villa Wangsamas, Riana Green East and Bukit Wangsamas gated community residential.
The main road access to the city centre is Jalan Jelatek. This prime road is shared with thousands of motorists who commute into the city centre from Setiawangsa, Keramat, Wansa Maju and even Melawati. Due to massive number of vehicles utilizing this road every single day, Jalan Jelatek is quite congested during peak hours. The congestion was bad before 2012.
Since the completion of DUKE highway, those who commute to PJ or Duta have their traveling time cut by 2/3 at least. The high density residential developments in the surrounding area on the other hand has help this area to become part of the high value property zone in time to come.
Sri Jelatek will benefit from the valuation of this new development area. For example, the 2012 market per s. ft is RM280.00 while the surrounding is selling at RM500.00 psf. Immediate future gain for resales market will be in the region of 60 percent gain.
