sounds reasonable for a freehold property around Mont Kiara as a lot of properties which is Leasehold in PJ like Metropolitan Square Condo or Casa Indah is also at the same price now.

good for consistent rental demand as its nearby college but in terms of capital appreciation, is quite questionable as usually property targeted at students are poorly maintained which might affect the property value. It also depends on the type of students staying there. this is just my own point of view.

I went on to buy few units of 1 bedroom unit at Solstice @ Pangaea instead. I like the development more as the concept, location, developer, contractor and architect profile seems strong to me.

I have bought a few units there at Solstice Cyberjaya and got a few of my friends and family members to make a purchase there already. We are one of the first buyers for Solstice and have so many choice units to choose from. It is a good buy especially for the 1 bedroom unit.The entry level is very attractive as each unit my investment is around RM9k (everything else is free until completion with 90% loan) and upon completion with VP, developer giving back RM8888! I would say the risk is very minimal with lots of room for rental and appreciation value. Anyway, this is my own 2 cent point of view.....
