One City, UEP Subang Jaya

One City is an integrated mixed development sprawling over 77 acres of freehold land located in USJ 25, UEP Subang Jaya. The development includes shop-offices, office suites, retail lots, serviced apartments, corporate offices, shopping malls and hotels.

The gross development value (GDV) of the entire project of One City is estimated at RM5 billion. Besides that, another development in Phase 2 is a 1.5-storey shop-office. It comprises a total of 63 units where each of it has built-up sizes ranging from 1,065 to 3,120 sf. It is sold from RM720,000.

Additionally, the Skypark at One City also includes a cinema and a hotel. The 4-star hotel is called eCity Hotel which consists of 243 rooms. Lastly for Phase 2, there is an upscale retail mall The Place and a serviced residence dubbed The Square Residence. The Place consists of retail lots, entertainment outlets as well as 12 hall seminar rooms and an open terrace for gatherings and parties.

The last phase of One City Phase 3 is called MCT Mall which comprises luxury serviced apartments, corporate offices, an auditorium, a large shopping mall and a hotel. One City is connected to a large network of highways. It is easily accessible via Damansara Puchong Highway (LDP), KESAS Highway, New Pantai Expressway (NPE), North – South Highway (ELITE), Federal Highway and North Klang Valley Expressway (NKVE). For public transportation, there is a bus and taxi station situated within the vicinity.

Market Trends

Analysis

One City is dubbed to become a new landmark of USJ, and set to become a self-contained commercial hub. It is also superbly supported by a large catchment of population from Putra Heights, Puchong and Shah Alam which have craved for a bold and dynamic commercial development.

One of the determining success factors for One City is the access road and the relocation of the existing Hindu temple. The developer has built a major revamp for the access route where the traffic from USJ is directly diverted into the vicinity of the development. Opposite the development is The Main Place, a shopping mall in USJ 21. Both of these developments have substantially increased the traffic around the area.
