Casa Tropicana is a neo-classical inspired condominium located in luxurious Tropicana enclave. This development is a joint-venture partnership between the LBS Bina Group, Dijaya Corporation, and Tropicana Golf and Country Resort Berhad. It offers 5 unit types measuring from 1,217 to 1,538 sf ranging from 2 to 3 rooms units. Not only that, it also offers 13 layout plans.
Units at Casa Tropicana will either facing Tropicana golf course, Kota Damansara or swimming pool. For floor finishes, Casa Tropicana is furnished with timber strip parquet for master bedroom and ceramic tiles for the rest of the area. As for windows, it features bronze anodized aluminum frame glass windows. Each unit comes with either one or two car park, additional car park requires RM15,000 for each.
As of May 2013, Dijaya Corporation has completed the final phase of Casa Tropicana Block E. This block is 24-storey high and houses 296 units with built ups ranging from 985 sf to 1,478 sf. Akin to previous phases, the residents of this final block can also enjoy the use of gymnasium, badminton courts, half basketball court and foot reflexology path. The interior space of each unit shows that the design was well thought of to maximize space and comfort.
Living in Casa Tropicana, residents can just walk to numerous amenities near the entrance that hosts Secret Recipe, MJ Cafe, 7-Eleven, grocery store and saloon among others. In addition, it is near to several top shopping malls such as One Utama, The Curve, Cineleisure, IKANO and even Tesco. It is easily accessible from Kota Damansara, Bandar Utama and Tropicana. There are plenty of main roads and highways to lead residents to the city center and other destinations.
Residents can utilize Jalan Tropicana Utara to get into Sprint highway, which leads to Damansara Heights, Bangsar, Mont Kiara, Jalan Duta and Kuala Lumpur city center. Besides that, residents of Casa Tropicana can also use Jalan Tropicana Utama to access Lebuhraya Damansara-Puchong (LDP) in order to reach Sunway, Subang, Puchong and Kepong. It is also near to NKVE, which leads to Klang, Ipoh, Rawang and also to Jalan Duta and also connects to DUKE highway.
Dijaya Corporation is a Bursa Malaysia Main Board listed company since 1992. The company ventures in property development, property investment, property management, investment holding and manufacturing businesses. Besides Casa Tropicana, it also developed most of residential in Tropicana enclave, including Tropicana Indah, Tropicana Golf & Country Resort, and Bayu Puteri. Not only that, the company also developed commercial projects as well, including Tropicana City which comprises Tropicana City Tropics and Tropicana City Mall.
One of the biggest plus point for Casa Tropicana is the beautiful unobstructed golf course view of the prestigious Tropicana Golf & Country Club being enjoyed by some premium units. It also has easy access to most shopping/commercial areas surrounding it such as Sunway Giza, Mutiara Damansara, One Utama, Tropicana City Mall and Atria, without having to endure the traffic congestion/noise/pollution caused by being too near these hot spots.
Some owners of Casa Tropicana claimed that the developer delivered poor workmanship as they found numerous defects. Although the developer was Dijaya, actual construction work was done by LBS-Senibina through a JV. Dijaya is said to be unhappy with the standard shown by LBS that they stopped the construction of the final block. Instead they built the block themselves, launching them on Aug 2010 at RM 440 psf, with all units being sold on the first day. The management of the condos are also being handled by Dijaya thorugh their subsidiary Dicasa Management.
The visitor car park at Casa Tropicana is rather limited, with the ones in front the building being shared with other visitors visiting the shops and restaurants at the outer compound. There is no chance for these visitors to park outside of the compound as the road is a main road and traffic lights are positioned right in-front. Residing in Tropicana, traffic congestion is probably the biggest problem faced by residents. Even after the completion of a second tunnel the traffic flow of the surrounding areas did not improve by much. On the other hand,the traffic situation is still manageable when compared with other nearby areas such as Kota Damansara, SS2, Kelana Jaya, Uptown, etc.
Despite going through seemingly stagnant period in the first few years of its launch, prices have begun to climb quickly starting from earlier 2010. New developments such as the Tropicana Grande and Tropicana Avenue have begun to generate interests for the location. There are also plans by Dijaya to build an International School right on the vacant parcel in front of the condos, which would push prices sky-high. Compared with many other condos around PJ, Casa Tropicana still shows some value for money.
