Analysis

The biggest drawback of Sunway Damansara is horrifying traffic congestion during peak hours – which include morning rush hour, lunch time (due to the parents pick up their kids from the SJK © Damansara), and evening after work. Not only that, it is also quite challenging to either turn into or out from the condominium due to the busy traffic in front. The traffic problem is worsened by the half-closure of Jalan Tanjung.

However, Sunway Damansara is favored because of its resort-style setting and low density. Not only that, its security is pretty tight, and they regularly change the security guards whenever they find them not competent since several break-ins in 2007 (and they have already changed the security for 5 times). The condominium is also well-maintained by the management.

In terms of investment, the price has appreciated very well over the years. Sunway Damansara was tagged at RM240,000 after its completion and has escalated to RM270,000 in 2007 and currently priced from RM330,000. As for Bumiputera, there are few units available in both subsale and auction markets from time to time at below RM300,000.
