Opal Damansara is easily accessible via the NKVE (Damansara and Kota Damansara exits), SPRINT, Penchala Link and LDP (through Persiaran Surian). The condominium is subset of a township that is the most sought after in Petaling Jaya. This township, Sunway Damansara, is a joint venture by Sunway City and Selangor State Development Board (PKNS) with RM2 billions worth of developments.
Apart from easy access from several major highways, Opal Damansara is within proximity with everyday amenities and conveniences. There are golf courses (Tropicana Golf and Country Resort and Seri Selangor Golf Course), educational institutions (Sri KDU smart school, SRJK © Damansara, College Damansara Utama, and College Bandar Utama), shopping malls and hypermarket (IKEA, IKANO, Tesco and Jaya Jusco) and entertainment center (Cathay Cineplex Mutiara Damansara).
Opal Damansara has lush greenery, spacious and good quality finishing. Furthermore, the semi-D concept leads to one unit with only one neighbor. This concept is aligned with the developer’s mission to make a house a home, by creating an enviable ambiance. In addition, developer had allocated 30% of the development on landscape. There are several features that the developer offered for the benefit of purchasers, such as free upgrade to 3-phase wiring, 2 car parks for each unit, 4 air-condition points, concealed drainage piping and ASTRO-ready cabling with plug points at living and master room.
In terms of investment, one should take note that Opal Damansara is leasehold, therefore the subsale price will not increase much in time and demand for it will probably decrease. Furthermore, a unit cost RM300,000 which is considered expensive, as there are many other freehold developments around Petaling Jaya with similar price, for example Surian Condominiums in Mutiara Damansara.
However, Opal Damansara is perfectly well-suited for personal use, with the semi-D concept and nice finishing, some even changed their mind and take Opal Damansara into own use instead of renting or reselling it. Opal Damansara has a very low density for a condominium, there are only 200 over units in 2 blocks. This is an advantage for residents, as there will be lesser people, better control (leads to better security) and better maintenance (leads to longer lasting facilities and building). Since there are only 100 over units per block, there will be lesser people sharing the same lifts.
Opal Damansara has ample parking spaces for owners and visitors. Apart from the 2 parking spaces for each unit, the developer provides additional 30% parking spaces for the condominium overall. However, there are still many cars parking along roadside outside Opal Damansara, which may cause some traffic problems. However, this problem is under control by MPPJ and the cars are parked roadside only during the night where MPPJ staff are not on-duty. Most of these cars are from residents of Palm Spring which is situated right across Opal Damansara, due to the fact that limited parking spaces provided by Palm Spring’s developer.
In terms of security, Opal Damansara opt for security features that are above conventional. Security features are incorporated in every unit blending in neatly with the design of the condominium. There are security guards at the main entrance, a single multi access card system to the guardhouse entrance, carpark lift and lift lobby. There is also an alarm system with panic button linked to a Central Monitoring System (CMS) at the guardhouse. The management has installed water filter at the main water inlet for the whole condominium. Thus, there will be clean water into every unit. This is particularly important for residents in Selangor, as water cleanliness level is not satisfactory.
