Challis Damansara is a new townhouse development by Sunway City Sdn Bhd. This one and a half storey townhouse consists of two types that shares the same plot size of 26′ × 80′, the lower unit and the upper unit. Each bedroom comes with an attached bathroom for more privacy. This new development is expected to be completed in May 2010.
Located along Persiaran Surian in Sunway Damansara, Challis Damansara is easily accessible via Lebuhraya Damansara Puchong, Persiaran Tropicana, New Klang Valley Expressway (NKVE), Penchala Link and SPRINT Highway. Challis Damansara is also close to amenities such as shopping malls and hypermarket (Ikea, The Curve, One Utama, Tesco), schools and institutions (SRJK C Damansara, Sri KDU, Kolej Bandar Utama, SEGI College), golf courses (Sri Selangor Golf Resort and Tropicana Golf and Country Resort), food and beverages outlets, commercial centers and many others.
Challis Damansara may be located at a prime location within Petaling Jaya, but this area has been actively developed over the years. The aggressive development has not only caused the increase in the number of population, but also affected the traffic flow at this area. Other than that, the drainage system at this particular area is poor. More often than not, the junctions along Persiaran Surian would be flooded during heavy downpour.
Challis Damansara is located close to the high tension power lines. When one drives around the area, one would notice the presence of the power lines running behind the development. There is also a huge power exchange next to it, which is between Challis Damansara and a petrol station. As there have always been concerns on the long term effects of living within close proximity to such high power cables, this is definitely an important factor to consider before buying the property.
This townhouse development has a lot size of 26×80, which is shared by two units. The large lot size is to cater for double entrance for both units and each unit takes up approximately one and a half floors. The driveway can fit in two cars for each of the two units.
In other words, if the owner has more than two cars, the parking issue would definitely be a problem. As the units and their driveways are built close to each other, it is impossible to park a car between the units without blocking another unit’s gate. So, owners with extra cars (more than two) would probably have to park along the main road outside Challis Damansara.
There are two units sharing a plot size, whereby each unit takes up one and a half floors. So, in terms of layouts, the lower units are expected to have poor ventilation compared to the upper units.
Even though Challis Damansara has been scheduled for completion in May 2010, it was claimed that the developer has been rushing for earlier completion. The nearby residents of other developments have reported that the construction works have been going on at night time, on weekends and even on public holidays. Although an earlier completion date and handover would bring good news to owners, some have doubts on whether the overall quality of the property would be compromised.
Nowadays, most buyers are looking for freehold properties. In this sense, the land status is a drawback to Challis Damansara as it is a leasehold development. Furthermore, the local property market is much more interested in luxury condos for the high rise developments, and gated and guarded concept for the landed properties. As Challis Damansara is a townhouse with the latter concept, many reckon that the price is somewhat expensive. Many believe that they could purchase a freehold landed property of the same concept with the same amount of money.
However, in other point of view, townhouse development is not something common in the current local property market, what is more with such a good location. So, Challis Damansara would be a suitable property to buy, provided the drawbacks are not a big issue to the buyer.
