Valencia is an exclusive guarded residential estate comprising a mixed type of low-density houses that were built on a former golf course in the posh address of Sungai Buloh, and spreads over a 280-acre land. It is a project developed by Valencia Development.
Valencia has around 900 houses of different varieties: townhouses, semi-detached houses, bungalow lands, garden terraces, town villas and soho residents. These houses are broken up into four sections or precincts respectively called North Golf Precinct, South Golf Precinct, Hill Court Precinct and Garden Precinct.
Residents of Valencia enjoy state-of-the-art security systems along with personalized entrance smart tags, as it is a gated community. It is accessible via the Sungai Buloh exit on the North Klang Valley Expressway or NKVE, and also through the Penchala exit on the Lebuhraya Damansara – Puchong (LDP). From its location, shopping malls around the Mutiara Damansara area is only 10 to 15 minutes away, like The Curve, Ikano Power Center and Ikea. From there it is also a short drive to 1-Utama shopping center in Bandar Utama.
Valencia is targeted towards the upper-middle income population, and offers an esteemed address, being in close proximity to the city while still maintaining exclusivity. Being a gated community, and spread out over such a big piece of land, Valencia is naturally a low-density residential area. That being said, it is close enough to the city if big crowds are what the residents are looking for. One must have an affinity to gated communities because some might feel claustrophobic being in an arguably enclosed space.
Security is very tight, so residents can engage in leisurely activities within the grounds safely. Golf enthusiasts will be happy to do their rounds in the private 9-hole course without worry of crowds, since it is only open to residents of Valencia. Having your own transportation is definitely necessary, as most essential points, like clinics, schools and shops are anything from a 10 to 20 minute drive away.
