Springfield (also known as Springfield Condominium) is a five-storey walk up condominium in Sungai Ara, Penang. This condo which was completed in 1996 was built on a 10-acre plot of land. It consists of eight blocks with a total of 400 units.
Springfield is strategically located in the South Eastern area of Penang Island, which has close proximity to various places such as the Penang International Airport, Bayan Lepas Free Industrial Zone (FIZ) and Penang Bridge. This low rise condo is easily accessible via Jalan Tun Dr Awang, Jalan Sultan Azlan Shah, Jalan Paya Terubong as well as Lebuhraya Bayan Lepas. There are also many public amenities within the area such as food outlets, bus stop, schools (Chong Cheng Primary School, SMK Sungai Ara), mosque, clinic and shopping malls (Sunshine Square, Queensbay Mall).
Springfield may be quite old but it currently still attracts a lot of property investors as well as genuine buyers. This could be due to its low density status and quiet surroundings. Each entrance of the block would only lead to two units. However, privacy might be an issue to certain people as each unit’s main door is exactly facing another unit’s main door.
As one walks around within the condo vicinity, one would notice some residents comprising adults and children who are cycling, swimming and even jogging. This perspective has certainly given some kind of assurance to anyone who visits the condo that this is a safe and comfortable place. Furthermore, the security guards are also very strict when it comes to strangers entering the condo area. Only those with access cards are allowed to enter the condo.
Springfield is a walk up condo, thus to the younger generation, this may not be a problem at all. However, it would be a challenge for the older people to climb up and down the staircase each day. It would also be difficult when a new resident moves into a unit on the upper floors as there is no lift to carry the furniture and other belongings into the condo unit.
Springfield may be easily accessible via major roads in Penang. However, there is only one main road leading into the Sungai Ara residential area. Even though the traffic congestion in this area during peak hours is not as bad as many other areas such as Relau and Green Lane, this is one of the weaknesses of staying in this area where one needs to consider.
Overall, it is obvious that Springfield is currently still in hot demand. This is definitely good news to property owners who intend to sell or rent out their units. However, the value of this condo has sort of stabilized or rather stagnant. This could be due to the fact that it is already 13 years old even though it is well maintained. So, it could be a better idea to rent out the units rather than to sell them off as there is steady flow of demand from employees working in the Bayan Lepas FIZ area.
