SS19, Subang Jaya

SS19 is a residential and commercial precinct located in Subang Jaya. It is situated in the heart of the city neighboring SS17 and SS18. Being the largest precinct of Subang Jaya, SS19 comprises both old and new developments like shop lots, link factories, Keranji Apartment, compact terraces, 2-storey terraces, Subang Soho, Subang Parkhomes, semi-detached houses and bungalows.

In terms of accessibility, SS19 is served by Persiaran Tujuan which connects to Federal Highway and Shah Alam Highway (KESAS) via Persiaran Kewajipan. Not only that, it is just mere minutes away from North – Klang Valley Expressway (NKVE), Damansara – Puchong Highway (LDP) and New Pantai Expressway (NPE). Adding to that, residents are just minutes of drive away from Subang Jaya KTM Komuter station. By the end of 2015, there will be an LRT station (Kelana Jaya Putra line) built right next to the Komuter station for better convenience of public transportation.

Among all the residential enclaves of Subang Jaya, SS19 is the largest and comprises one of the most affluent bungalow neighborhoods in Klang Valley. The bungalow area is situated at the top of the hill and secured by 24 hour security which brings exclusivity for high-end living. Many homeowners in SS19 choose to buy land and build their own desirable bungalows. Even with the 24-hour security, many affluent homeowners have a private guardhouse in their houses to ensure tight security at all times.

The traffic in SS19 is not congested with too many commercial activities – making the residential area quiet and serene. At the same time, it is surrounded by plenty of amenities. There are a few access points that can be easily accessible from Persiaran Tujuan without having to struggle in bad traffic for too long during peak hours.

In terms of capital appreciation, SS19 market prices have risen well for the past few years despite economic recessions. For example, the asking price for the compact 2-storey houses was between RM170,000 and RM200,000 in 2005, and almost doubled in price when an unfurnished unit was priced from RM400,000 in 2013. Most of the houses in SS19 were built almost 40 years ago so massive renovation should be taken into consideration before purchasing a property in this neighborhood.
