Endah Promenade is one of the latest mixed commercial development complexes in the Sri Petaling area. Developed by Soon Tiek Development and managed by PJ Development, Endah Promenade is expected to be completed in May 2011.
There are 16 shop / retail lots, with a built-up area of between 890 – 2,349 sf. The original launch price for these are RM570,000. As for the shop offices, they are either 4 or 6 storeys tall. They have a built-up area of between 5,438 – 11,378 sf, and were originally priced at RM2.6 million.
Endah Promenade consists of 3 sections – serviced residences, shop lots, and shop offices. There are 386 units of serviced residences comprised within 2 blocks. Units have a built-up area of either 739, 980, 1,279, 1,570 or 2,179 sf. The launch price for these units are between RM250,500 – RM694,500. Each residential unit includes a kitchen, a yard, individual home alarm system, and a balcony. The 2,179 sf unit includes a maid’s room.
Facilities at Endah Promenade include a lap and leisure pool, spa pool, infinity pool, wading pool, gymnasium and aerobics room, squash courts, children’s playground, sauna, badminton courts, multi-purpose hall, CCTV monitoring, smart card access, and a guardhouse. It is easily accessible via 7 highways such as the KESAS Highway, KL-Putrajaya Expressway, KL-Seremban Expressway, and more. It is also within walking distance to Carrefour and the Sri Petaling LRT station.
Endah Promenade in Sri Petaling is a mixed commercial development due to be completed in 2011. The serviced residents are spacious enough for working professionals and small families to live in. Unfortunately, neighboring residential buildings such as Endah Ria, Endah Puri all have negative growth. The difference between Endah Ria and Endah Promenade? Other than the fact that Endah Promenade has a commercial section, Endah Ria, Endah Puri, etc is slightly more swanky and a bit more facilities.
Endah Puri and co were all developed by PJ Development, and the facilities have not been upkept. As a result, Endah Promenade will most likely suffer from a similar fate. Investment wise, for Endah Regal, it is doing well for the pass two years. Price gone up 20-45% since the 2008. Endah Puri it is a bit far from the mall and LRT.
As for the shop offices and shop lots, there is a 1 million population catchment from Sri Petaling and adjoining neighborhoods. The most positive aspect of Endah Promenade is that the adjoining residential buildings do not have a commercial section so the shop lots and offices will benefit from this.
