Seri Maya is a modern designed condominium raised on 16 acres of prime freehold land in Setiawangsa, Kuala Lumpur. Located at Jalan Jelatek, off Jalan Ampang, Seri Maya comprised of low-rise and high-rise condominium designed with a well-planned community based concepts, with beautiful landscapes, high speed Internet broadband and tight security.
Seri Maya comprises of three blocks of low-rise apartments (Lanai); two towers of high rise condominiums (Jelatek 1 & 2); and another two more condominiums (Havana & Savanna). The highrise towers has its own unique breathtaking views of Kuala Lumpur cityscape. The lowrise Lanai ground floor units offers an extra space of private garden and the beautiful pool view. Altogether, Seri Maya offers various selections of floor layout and view.
Havana and Savanna were launched at the later stage of the development, making Seri Maya a high density residential with 1,486 units over 16 acres of land (93 units per acre). Nevertheless, Seri Maya density is is actually less in comparison to its next door neighbor at One Jelatek which is also a freehold property with 90 units over only a 0.75 acres of land (120 units per acre).
Driving distance between Seri Maya and KLCC is only 3 km. Roads are not the only choice of transportation as residents can also travel by the Kelana Jaya LRT line or buses. Just across Jalan Jelatek is the Setiawangsa LRT station, which allows you to reach most places in Kuala Lumpur easily. KLCC is only 4 stops away! According to KL City Plan 2020, another MRT / LRT line is also expected to be built near the Setiawangsa LRT station. One can also reach Seri Maya by using the Kuala Lumpur – Ampang Elevated Highway which has an entrance and exit off Jalan Jelatek. In addition to that, DUKE, an acronym for the Duta – Ulu Kelang Expressway was opened in 2009.
DUKE forms the vital missing link in the Kuala Lumpur Road Master Plan, joining Duta in the west to Ampang in the east, and to Karak in the north. DUKE completes the Intermediate Ring Roads of Kuala Lumpur, bridging the North Klang Valley Expressway (NKVE), SPRINT (at Penchala Link) and Ulu Kelang section of the Middle Ring Road II, allowing motorists to travel from end to end in just 9 minutes.
More than just improving connectivity, DUKE also disperses traffic from the city towards various suburban areas through multiple entry and exit points at major radial intersections. With DUKE, you are able to travel from one end of KL to other parts in minutes, bypassing high traffic areas such as Lebuhraya Mahameru, Jalan Tun Razak, Jalan Kuching, Jalan Sultan Ismail and Jalan Ampang. No stressful driving, no bumper-to-bumper crawl and no idle engine burning precious petrol. With this new addition, a ready network of both new and existing roads and highways make Seri Maya a very accessible place to live indeed, and a prized investment!
Tan & Tan Developments, the developer for Seri Maya, had first launched Jelatek and Lanai and eventually followed by Havana, then Savanna. Although Savanna lacks the KLCC view that Havana has, it has a magnificent view of Genting Highlands. This developer is known to have beautifully designed and presented homes, and that trait is not absent in Seri Maya, hence, bringing the uniqueness and quality in their finishing and workmanship.
Havana, a block of Seri Maya is 35-floor high with 14 units per floor; 4 or 5 units on each wing with six elevators. The units at Havana built-ups range between 1,300 to 1,800 sf and has either 3 or 3 + 1 bedrooms. The bedrooms in each unit are separated away from the living and dining area, making it look bigger, emulating a house. Each unit has a lanai instead of a balcony, meaning it is somewhat wider and open. Savanna’s has a similar concept, but with different sizes of built-ups.
With Kelana Jaya LRT Line just a stone’s throw away from the condominium and only 4 LRT stations away to KLCC, it is very convenient for those who work in the city center. However, due to that, certain units that face the LRT suffers from slight noise pollution whenever a train passes by.
Nearby renowned international, private, and national schools are:
Transportation to and back from these schools is available.
Seri Maya’s neighbor, One Jelatek that was completed in 2010 is expected to drive up Seri Maya real estate value due to Seri Maya’s better location which is closer to the Kelana Jaya LRT station, and lower density. Also, having Kampung Warisan next to Seri Maya create rustic feel of suburban living. There is also highrise flats built nearby to Seri Maya, blocking the KLCC view for certain units.
Seri Maya is getting more popular nowadays because of its value pricing and the conveniences it offers. The rentals at Seri Maya are about 50% less than KLCC condominiums, albeit Seri Maya’s comparable facilities and closer to the surrounding embassies. These could be the main reasons why expatriates and international communities are flocking their way here. In addition, capital appreciation of Seri Maya condominium has increased by at least 10% per year consistently in the past 5 years.
There is no doubt that there will be some traffic congestion during peak hours in the areas, however this is common and expected in KL. Nevertheless, the LRT station is very near. People can opt for their service if being stuck in traffic jam is not to their liking. Moreover, the newly completed DUKE Highway, begins from NKVE, starting at Jalan Duta and ends in MRR2 at Ulu Kelang in the east and Batu Caves in the north, has ease of access to Seri Maya.
The KL Elevated Highway has also eased access of Seri Maya from and to KL. Flyovers are expected to be built along Jalan Jelatek and Jalan Ampang in the future to accommodate the traffic and other upcoming developments. Overall, Seri Maya is huge, convenient and a good place for both investment and efficient living.
