Seri Maya is a modern designed condominium rose on 16 acres of prime land in Setiawangsa, Kuala Lumpur. Accessibility to from Seri Maya to the city centre and KLCC are only minutes away, provided there is no traffic jam or peak hours. Roads are not the only access to Seri Maya, as residents can also travel at Jelatek LRT and Setiawangsa LRT stations, which are just a short walking distance from the condominium.

Seri Maya comprises of three blocks of low-rise apartments (Lanai); two towers of high rise condominiums (Jelatek 1 & 2); and another two more condominiums (Havana & Savanna). Each Jelatek tower has its own unique views, whereby one tower faces the Klang Gates and the other offers view of Kuala Lumpur cityscape. There is a six-storey low-rise apartment called Lanai built in between the two 20-storey Jelatek towers.

Havana and Savanna are launched much later, making Seri Maya a high density residential with 1,400 units altogether. It is very nice to have such a big area of residential smacked in Ampang, but again it is quite tightly squeezed in between other residential and housing, making it a highly congested place. It is quite confusing really, with so many different layouts to choose from, but the choices are there to suit each resident.

Analysis

Tan & Tan Developments, the developer for Seri Maya, has first launched Jelatek and Lanai, eventually followed by Havana, then Savanna. Although Savanna doesn’t have a KLCC view like Havana, they do have views towards Genting Highlands, provided it is not hazy.

There is about 35-floor for Havana, and 14 units per floor, 4 or 5 units on each wing, with one core elevator. The units at Havana range from about 1,300 to 1,800 sf and come with either 3 or 3+1 bedrooms. The bedrooms in each unit are separated away from the living and dining area, making it look bigger and like a house. Each unit has a lanai instead of a balcony, meaning it is somewhat wider. Savanna’s concept is similar, but with different sizes of units.

This developer is known to have beautifully designed and presented homes, and that is what they did for Havana and Savanna, bringing the uniqueness and quality in their finishes and workmanship. As for the facilities at Seri Maya, there is a children’s playground, linear park, swimming pools, closed-by amenities, and so on. It is almost like a big community center.

The good thing about Seri Maya is that the LRT train is just a stone’s throw away from the condominium. Besides, it is only 4 LRT stations away from KLCC, making it very convenient for those who work in the city center. Due to the closeness to the LRT line, certain blocks that face the LRT will suffer from slight noise whenever a train passes by.

Having Kampung Warisan next to Seri Maya could be a turn off for some city folks, but for some, they might think that it is quite a rustic feel. There is also a low-cost flat built right next to Seri Maya, blocking the KLCC view for certain blocks.

The rentals at Seri Maya are about 50% cheaper than KLCC condominiums. That could be a reason why expatriates are flocking to stay here. Seri Maya is getting more popular nowadays because of the pricing and the conveniences.

There is no doubt that there will be traffic jams during peak hours along the areas as there are many small roads leading to the elevated highway and there are many one-way roads where you will need to make a u-turn or find a way to turn back. So as much as we like this place, driving is not too practical here unless you get out the right time. Nevertheless, the LRT station is very near.

The newly completed DUKE highway will begin from NKVE starting at Jalan Duta and end in MRR2 at Ulu Kelang in the east and Batu Caves in the north. That highway was said to have the potential capability to lessen the traffic congestion in the area. Overall, Seri Maya is huge, convenient and a good place for both investment and buying.
