Robson Condominium (also known as Robson Kondominium) is an old high rise condominium located in Seputeh. Among of its immediate residential neighbours are Bukit Robson Condominium, Sierra Seputeh, Sri Tiara, Sri Langit, and Seputih Permai.
Robson Condominium comprises of 2 high rise towers, a double storey clubhouse and a tennis court. The condominium offers clear panoramic view of either KLCC skyline, greenery, or Mid Valley City.
Seputeh is a matured residential area in between Taman Desa and Bangsar. It is strategically located nearby Mid Valley City and KL Sentral. The neighborhood is filled with old terrace houses, bungalows and some high-rise condominiums. There is a KTM station in Seputeh that serves KTM Komuter, which connects to Rawang and Seremban.
Most amenities can be found in nearby neighborhood, Mid Valley City, Bangsar and Taman Desa. Mid Valley KTM Komuter station is quite close to the condominium as well. Not only that, Bangsar Village, 1-Utama Shopping Centre and The Curve are accessible within minutes. There are Pantai Medical Centre and Universiti Malaya Medical Centre (UMMC) located in Bangsar
In terms of accessibility, Robson Condominium is easily accessible via Jalan Syed Putra that directs to Federal Highway or straight to the city centre. Besides that, you can utilize the road to access KL Sentral and Mid Valley City within minutes. You can access North Pantai Expressway (NPE) and SPRINT Highway from only few metres away after you access Federal Highway.
Using NPE is a faster way to reach Sunway and Subang areas besides Federal Highway. Meanwhile, SPRINT Highway connects you to Sri Hartamas, Mont Kiara, Jalan Duta and Mutiara Damansara. Furthermore, East-West Highway (Lebuhraya Hubungan Timur-Barat) leads you towards Taman Desa, SMART Tunnel access, KL-Seremban Highway and Sungai Besi Highway. East-West Highway lets you get to Cheras and Kajang.
Most claimed that the whole Seputeh area is a good place to reside. Unlike other neighborhoods, Seputeh remains to have a lot of greenery and located on high elevated ground. The neighborhood is peaceful and quite, even though being very close to several amenities.
Even though Robson Condominium is adjacent to Jalan Syed Putra, among the busiest road in Kuala Lumpur, residents claimed that they do not suffer much noise from the vehicles that pass by. This is because of the site is actually 250 ft above the road.
Being quite close to several prime spots, most roads around the neighborhood are badly congested during peak hours. This problem is suffered by Jalan Syed Putra, East-West Highway and Federal Highway. These three roads cater millions of motorists commuting to work from Kajang, Cheras, Klang and Shah Alam.
The facade of Robson Condominium looks older than its age. It needs a fresh coat of paint as well as some upgrades. Fortunately, the development has recently received a new coat of paint on August 2011. Most rate the maintenance here quite low. Perhaps, the resident association should bring up this matter loudly or change to a better management.
There was a proposed Brickfield’s Monorail Station located about 500 meters away from Robson Condominium. But as the KL Monorail went bankrupt, the monorail extension plan will not be materialized in the future. If only the government lends a hand in this development, then Robson Condominium will have better potential to shine.
Robson Condominium is proven to deliver good rental gain from investment. Its rental rate is affordable for the local market, and there is some potential that owners can hike the rental rate as the condominium is preferred by a quite number of Japanese, as there is a well established Japan Club nearby.
With its close proximity to Mid Valley City and KL Sentral, Robson Condominium will further appreciate as these two areas will be fully developed in several more years. But so far, the price has not gone up much in several years.
