Viva Residency, Sentul

Viva Residency is a freehold modern condominium cum commercial development located along Jalan Ipoh in Sentul. It is hundreds of meters away from the heart of city centre, and just right across YTL’s Sentul Park.

Viva Residency is developed by Beneton Properties. It is completed in October 2009, and was launched back then in October 2006 at an average of about RM215 psf, from RM163,880 per unit.

Viva Residency comprises of a 214-unit condominium block and three rows of shops. There are two types of layout to choose from – 840 sf and 1,216 sf. Every unit is a semi-detached unit. The 840 sf unit contains two bedrooms and the 1,216 sf unit consists of three bedrooms. Each floor comprises of 12 units and served by three lifts. From the total of 26 floors, the first 3 floors are allocated for retail lots, another 5 floors for car park and the remaining from level 8 to 26 are condominium units.

Each unit at Viva Residency is fitted with kitchen worktop equipped with built-in gas hob, hood and sink and hot water point to the master bathroom, and air conditioning point and condensate piping for the living hall, and all bedrooms. There is also grille door on each unit.

In terms of accessibility, Viva Residency can be accessible from Jalan Ipoh and Mahameru-Sentul Link. Besides that, it is within short distance to Sentul Komuter station which requires about 15 minutes of walking. Also, it is within 25 minutes of walking to Sentul Timur LRT station.

Market Trends

Analysis

Beneton Properties is a well-known developer for its high-end projects in KLCC, namely Stonor Park and 2 Hampshire. Other residential developments by the company include Prima Villa, Prima Ukay, and Taman Tampoi Indah in Johor Baru; Taman Setia 2 in Seri Kembangan; and Plaza 138, Menara Perkeso and Alpha Court townhouses in Kuala Lumpur.

Viva Residency was completed in February 2009 and about to be handed over to the owners, months before its targeted completion date. But due to some piping problem, units were only handed over in October 2009.

Units facing Sentul Park are the most desirable ones. Sentul Park is a large park with loads of greenery and also contains a theater and art centre, Koi park and restaurant. Thus, units facing the park will enjoy lush greenery view as well as fascinating view of Kuala Lumpur city centre skyline.

Level 8 of Viva Residency is the recreational deck and there are 10 cabana units built on the floor. Its commercial lot is designed with contemporary facades, wide verandahs, walkways and street pavements. Plus, there is an open plaza and overhead pedestrian bridge that links one of the rows of shops to two other rows. The units enjoy views of Kenny Hills, Sentul Park and KL city centre.

Previously, Jalan Ipoh is among the most congested roads in Kuala Lumpur. Fortunately, after the completion of Sentul Link, it has improved traffic flow in Jalan Ipoh and Sentul vicinity.

The area is not very desirable due to plenty of commercial activities in the surrounding. Besides that, crime rate in the area is quite high. People always associate Sentul with snatch thief, drug dealing and prostitution.

A factor that will hike the price is the location of Viva Residency, that is quite close to plenty of amenities and nearby the city centre. Besides that, Viva Residency is low density, freehold and developed by Benetton. The cons are commercial title, too close to commercial activities and located next to Mobil petrol station.

Investment wise, there are many competitors in the area, such as The Maple, Putra Majestik, and Rivercity. But as Jalan Ipoh is being re-developed into a modern neighborhood, Viva Residency has some good potential to rise in the future.
