Mutiara Sentul is a freehold condominium by Rich Annexe Sdn Bhd. The 11-storey condominium is situated in the heart of Sentul, Kuala Lumpur, along the long stretch of Jalan Sentul. Among its immediate neighbours are Menara Sentul and Sentul Utara Apartments.
The units at Mutiara Sentul come in the general 3 bedrooms and 2 bathrooms layouts. The built-ups of them is average, starting at 936 sf. Being in an older development, the conditions of the units being sold vary. Some are sold bare, while some are semi-furnished. A semi-furnished unit are being sold starting from RM370,000. The rental yield of a fully furnished unit starts from RM2,000.
There are plenty of amenities in the surrounding area of Mutiara Sentul. For example schools, F&B outlets and convenience stores are within walking distance. Sentul is a matured township, there is a wet market less than 5 minutes of walking. Plaza Sentul, that is also within walking distance, offers grocery stores and other daily necessities. Houses of worship for different religions are also aplenty here.
Mutiara Sentul is located next to the DULE Highway and has a relative easy access to Jalan Tun Razak and MRR2. In addition, Lebuhraya Mahameru, Putra World Trade Centre and KL City Centre are within a short drive of 10 to 15 minutes away from Mutiara Sentul via Jalan Sentul. There is a bus stop right in front of the condominium for the residents’ convenience. KTM Sentul Station is 15 minutes’ walk away from the development, while STAR LRT Sentul Timur Station is only 10 minutes’ walk away.
Mutiara Sentul holds the name of being a condominium, but it exudes the feel of low-cost apartment appearance wise. The property looks aged and painted with unseemly pink colour. Location wise, Mutiara Sentul is pretty convenient with the city centre a short distance away. There is no shortage of amenities with schools, Komuter and LRT stations, as well as the Sentul Boulevard development nearby.
Rich Annexe Sdn Bhd failed to obtain the strata title for the residents, according to the report release by Department Of Director General Of Lands And Mines (KPTG) in March 2013. Therefore, it is difficult for the owners to sell their units as they may be imposed “consent fees” by the developer. The strata title acts as an ultimate proof of ownership. Without it, the residents cannot form a Management Corporation (MC) to run the management and provide maintenance services of their property. It would be handled by the developer.
Even though DUKE Highways is next to Mutiara Sentul, there is no exit access to the highway. There is only one entrance into the highway, heading towards Jalan Duta. Even then, the residents will have to make a U turn because the entrance is on the other side of traffic. There is no entrance entry point towards Ampang at all.
However, Sentul has seen much development in recent years thanks to the many luxurious condominium projects in this area such as The Tamarind, The Saffron and The Fennel. As such, the property value of the developments within the vicinity have seen steady increase over the years as well.
