Bandar Sunway Semenyih is an integrated township spanning over 700 acres of freehold land nestled in Semenyih, along the Kajang-Semenyih highway. This township is fully developed by Sunway City Sdn Bhd.

Bandar Sunway Semenyih is planned to be developed in 19 phases. About half of the phases have been completed. Most developments within the township are landed properties, comprising 2-storey terrace, 2-storey semi-detached homes and bungalows. These landed properties are sited within a gated and guarded community. In addition, there are a few blocks of low-cost apartments built.

As for amenities, it is about 10 km radius to Tesco, Giant, Billion and Fajar Supermarket. The nearest shopping malls are Mines, Metro Kajang and Warta Bangi.

Analysis

The surrounding and environment of the area is serene, as Bandar Sunway Semenyih is situated on a high elevated land. The air is fresh around here. Besides that, the serene environment is also because of this residential area is lacking of commercial component that translate into less commercial activities in the area.

However, there are 3 factories can be found located near to the Bandar Sunway Semenyih. These factories belong to IB Sofa, Everise Steller and Pau Tatt. IB Sofa has aplenty foreign workers from Myanmar, Vietnam, China, Bangladesh and Indonesia. IB Sofa factory runs everyday. Hence, there are reports saying that the workers create noise in the area.

Besides factories, there are 2 quarries located nearby, owned by Hanson Quarry Sdn Bhd and Kajang Rock Quarry. Thus, there is an environmental pollution concern with their asphalt manufacturing process.

Compared to nowadays large townships developments, such as Kota Kemuning, Ara Damansara and Alam Impian, Bandar Sunway Semenyih standard is way below these latest township developments. The design is out-dated and the current launch price is over-priced.

In addition, the area is very far from Kuala Lumpur city centre and established business areas such as Puchong and Petaling Jaya. The sales pitch saying that it is 20 minutes to Kuala Lumpur is ridiculous – unless you ride a motorcycle. Bandar Sunway Semenyih to Kuala Lumpur is approximately about 45 minutes to over 1 hour.
