Villa Puteri is well maintained by the management and its security is strict. However, it has one problem; it is continually being affected by flood which occurs after thunderstorm and heavy rain – which occurs about once or twice a year. The problem seems to ease a bit nowadays since the government has done a lot of efforts to solve the city flash flood problem.
Besides that, traffic jam is a common issue living in the city hub. The roads nearby are jammed during peak hours and whenever there is an expo and convention at PWTC.
In terms of investment, Villa Puteri is a good cash cow to deliver high rental yields at about 6% up to 9%. However, it is expected that the demand for rental will deteriorate in near future once Regalia is completed due to freshness factor. Besides that, its price has appreciated nicely in these few years whereby it was asked for RM199 psf in 2005, and is currently being asked for RM330 psf.
