Kenanga Point is a medium-cost and high density condominium situated in Pudu and still within the heart of KL City Centre. It comprises 2 condominium blocks of 29-storey building atop 4-storey car park podium. It consists of units with built-ups from 860 sf to 1,065 sf with 3 bedrooms and 2 bathrooms.
In terms of accessibility, Kenanga Point is accessible from Jalan San Peng which is connected to Jalan Loke Yew and Jalan Maharajalela. It is also within walking distance from Pudu and Hant Tuah RapidKL LRT Stations and Hang Tuah Monotrail Station. Abundance of amenities can be found surrounding Kenanga Point.
There are a few schools nearby, namely Tsun Jin High School (located next to the condominium), SR Chung Kwo, SK Jalan Hang Tuah 2, SMK Dato Onn (formerly known as SM Jalan San Peng), SRJK © Jalan Davidson and Victoria Institution. Besides schools, it is also about 20 minutes walk to Berjaya Times Square, Plaza Low Yat, Sungei Wang Plaza and Lot 10. Kenanga Point is also within a few minutes walk to the new wholesale mall, Kenanga Wholesale City.
Previously, there were numerous problems addressed by the residents including bad condominium management, faulty lifts, no cleaning schedule and lacks of security. However, since 1 year ago, the management and security company were changed and things got better – the lifts are well in operation, the security is stricter and there is a new outdoor gymnasium built at the playground.
Furthermore, Kenanga Point has poor tenant mix. There are plenty of foreign workers from Pakistan and Bangladesh live in the condominium. Besides that, Kenanga Point is also a home for gangsters and prostitutes. It feels lacking of exclusivity as it is surrounded by low cost flats and an apartment. Next-door flats are Sri Selangor, Sri Sarawak and Loke Yew flats and the middle-cost apartment is Chinwoo Court.
Despite all the drawbacks, Kenanga Point is preferred because of the location which is within close proximity to the city centre, amenities and public transports stations. There is still potential for Kenanga Point to appreciate further due to land scarcity in the area and rapid development of residential and commercial projects in the area including the RM5 billion project by UDA Group on the former Pudu Jail land and PNB’s proposed Merdeka Tower development.
