Analysis

As Zen Residence is Sentral City’s first property project, many potential buyers could be worried and might have doubts on this new high rise development. Furthermore, with the current economy status, there is a certain level of risk to buy this new condo, since it is built by a new developer.

Though Zen Residence is located in the middle of Puchong, it is actually located in the less-developed area with kampung or villages within the vicinity. Thus, it is a significant factor to consider that there could be future developments coming up in the surrounding areas which could eventually increase the density of the area and traffic flow. For a high rise development, it is also important to ensure that there won’t be any future developments blocking the view from the units.

Pricing wise, for a leasehold condo located in a less-developed area, Zen Residence is deemed over-priced compared to another high rise development in the same area, Koi Tropika. However, if one were to compare the unit price against the facilities offered, as well as the quality or finishing (when the condo is completed), it could probably make a better justification.
