Laman Granview (also known as Laman Grandview) is the latest residential neighborhood in Puchong. As they say, your home should be your own sanctuary. This is no exception at Laman Granview in Saujana Puchong, with it being an exclusive hilltop estate. It was officially launched in 2007, with the entire estate to be completed within the next year.
Laman Granview’s incredible location is one of its key features. As it is situated on one of the highest points in Puchong at about 450 feet above sea level, residents will have a stunning view. In addition, it is next to a forest reserve, giving this area a truly exclusive atmosphere.
Laman Granview has been split up on 50 acres of land into two building phases – northern and southern. The first phase to be launched and completed was the southern zone. This phase consists of 134 units, and the northern phase will have 144 units.
There are 3 different types of houses available with their own unique designs – semi-detached, zero lot bungalow, and signature bungalows. The semi-detached homes are on a land area of 40′ × 80′, with a gross build up of 3,577 sf. These houses feature 4 en-suite bedrooms, a guest bedroom, and a spacious living room. The 3 storey zero lot bungalows have a build up of between 3,651 sf to 3,767 sf sitting on a land area of 45′ × 85′. Although the signature bungalows are also on a 45′ × 85′ land area, it has a larger build up of 4,321 sf – 4,521 sf.
A pulling point of Laman Granview is the contemporary feel of the houses. Although the built-up area of each house type differs, the features are similar. Each house has 4 en-suite bedrooms, a guest room, a spacious living room, and a family room. The master room is a suite not to be missed, with it being on the topmost floor complete with its own lounge area and large walk-in wardrobe. It is also complete with a private deck and roof terrace so one can truly appreciate the panoramic views that this lofty location provides.
Laman Granview’s facilities include a clubhouse complete with an infinity swimming pool, gymnasium, and a function area. There is also 24 security complete with a guardhouse and patrol.
Although Laman Granview will feel like a cosy getaway from the city rush, it is well connected with accessibility from Lebuhraya Damansara Puchong, Kesas Highway and Puchong-Sungai Besi Highway. There is also a great range of amenities nearby, including Giant, Tesco, Puchong Business Financial Centre, IOI Mall, IOI Business Park, a medical centre, and Binary University College.
Laman Granview is for a particular target market as some people will not like the location and may prefer a more city-like area as opposed to a property in a low-density estate. However, it will definitely appeal to those with a lot of money who like to get away from it all and find their own haven that is still close to civilization.
There has been some controversy over the neighboring Ayer Hitam Forest Reserve and the fact that the Selangor Government was considering having a small cemetery there. Unfortunately for those who like to have some “special friends”, the Selangor Government has now ruled that it will no longer develop it into a cemetery and are looking for alternative locations. This is a real win for Laman Granview and other neighborhoods surrounding this reserve.
This ruling makes Laman Granview an overall great place to live for those who enjoy nature, cool breezes, the peace and quiet. The hilltop view is amazing, with some reporting that they can see all the way to Putrajaya. For those who are concerned about the houses sliding off the hill, several measures have been put in place for any potential home owners peace of mind such as reinforced walls.
