Taman SEA (also known as SS23) is an old housing estate located in Petaling Jaya that consists of both freehold and leasehold neighbourhoods. It is nestled in the surrounding neighbourhoods of Kelana Jaya, Damansara Jaya and Taman Megah. It is well located at only 15 minutes away from the Kuala Lumpur city centre and a short 5 minutes drive to 1 Utama and less than 10 minutes to Mont Kiara.
Most of the houses in Taman SEA comprises double storey terrace houses, with various built-ups of between 987 sf and 5,940 sf. These homes have a minimum of 3 bedrooms, although the majority of them have at least 4 bedrooms with the bigger ones sporting 5 or 6 bedrooms. Prices are steep at between RM445,000 and RM3,400,000. There are also shop lots on the outer areas, priced at between RM3,366,000 and RM9,500,000 for between 2,885 sf and 18,220 sf.
As one of the original housing development in Petaling Jaya, most of the houses here have been renovated, or even completely knocked down and rebuilt. As such, buyers can usually get fully renovated homes that are partially furnished with air-conditioners, light and fan fixings as well as all the works such as alarm systems and auto gates.
There are no official gated and guarded areas within Taman SEA, and no facilities other than a rather large field in the middle of the neighbourhood where residents may enjoy outdoor activities such as jogging or picnicking. Also available within the field is a playground, where children may also cycle around.
Taman SEA is located near to Beaconhouse Sri Inai Kindergarten and primary and secondary schools. There are also other amenities such as restaurants, the Taman Megah foodcourt, banks, shop houses, KDU college, Yuk Chai Primary School and Damansara Secondary School. The closest shopping mall is Tropicana City Mall which is only 4 minutes away.
In terms of accessibility, Taman SEA is easily accessible from Leburaya Damansara – Puchong (LDP) and North – Klang Valley Expressway (NKVE). Public transportation is also extremely convenient with the Taman Paramount LRT Station only a 5-minute drive away, where there is a RapidKL bus stop as well.
Taman SEA is a very high density residential area, as homes here are highly coveted due to their central location. As such, traffic here is usually smooth flowing during off-peak periods such as weekend mornings and midnight, but is utterly unbearable at all other times especially during peak hours where motorists may expect to be stuck in traffic for hours.
The Taman SEA neighbourhood has a good mix of new and old residents; whereby most of the old residents refuse to move to new places as they like their location, while some sell theirs for a profit and move to more secluded areas. The new buyers are usually of the upper market, and are usually also the ones who renovate their new homes heavily.
Taman SEA makes an excellent investment regardless whether it is leasehold or freehold; again because of its central location which makes it close to everything including schools, good food and shopping malls. It is quite a perfect place to call a permanent home as the residents will be close to all necessities and amenities.
