Section 13, Petaling Jaya
Section 13 is initially an industrial enclave which is situated in the thriving district of Petaling Jaya. It is developed by Glomac, which is a renowned company with several successful developments under their portfolio such as Kelana Business Centre, Kelana Centre Point and Glomac Boulevard.
Section 13 comprises a total of 78 individual industrial lots, but has recently undergone a transition towards a mixed-development enclave, which has seen several new commercial developments sprouting up. Most of the currently existing industrial lots comprises of major corporations such as Dutch Lady, Vitagen, F&N, Colgate-Palmolive, Nissan, and Sinchew Jit Poh to name a few.
The enclave is deemed by many to be the prime business and corporate district in Petaling Jaya due to its strategic positioning amidst many established and thriving neighborhoods. There already are many existing commercial developments here such as Jaya One, Jaya 33 and Plaza 33. Some of this developments include residential properties as well such as SOHO units and condominiums.
An added benefit of Section 13, is its close proximity to a multitude of thriving and established neighborhood. It is practically surrounded by predominantly residential areas, which effectively serves as an employment hinterland as well as a good source of population catchment. Section 52, which is a major hub within Petaling Jaya, is host to many prominent landmarks including Hilton hotel, Crystal Crown hotel and Armada Hotel.
Needless to say, transportation to and fro the enclave of Section 13 is relatively hassle-free via the multitude of major highways interconnecting commuters. Federal highway is the closest highway which is about 5-minutes drive away, followed by LDP, Sprint highway and NKVE. There are many bus and taxi stands along the roads leading to the enclave, while RapidKL Asia Jaya is about 1km away.
The Edge has reported in 2009: "The Industrial appearance of Section 13 in Petaling Jaya, Selangor may give way to commercial properties if a proposed Special Area Plan for the area is gazetted - which can be seen recently with the developments of commercial properties such as Jaya One and Jaya 33, as well as other developments especially along the main road. It is also reported that the area of Section 13 is deemed to be too valuable to remain an industrial enclave due to the limitations of spaces for commercial properties.
The conversion to a mixed development opens up the door to many possibilities, which would undoubtedly delight land owners who wish to further develop their properties. Apart from that, there is a possibility for Section 13 to apply for MSC status post-conversion, which will greatly benefit the area as it would attract multi-national corporations - inevitably rendering the enclave a vibrant commercial hub.
