Hata Square, Pandan
Hata Square is a four-block shop apartment complex in Pandan, Ampang. The low-rise development consists of shop lots on the ground floor and residential units on the first to fourth or fifth floor. Despite being a low-rise building, there are elevator service offered to the residents. The leasehold development was a project by Jaya Ternak Sdn Bhd (a subsidiary of Hata Holdings).
Hata Square has two types of units offered, either 2 bedrooms and 1 bathrooms or 3 bedrooms and 2 bathrooms. The built up size range from 660 sf to 890 sf. However, most of the units, regardless of layouts, seem to have air conditioners and water heaters installed by landlords and homeowners. Some units also have kitchen cabinet installed. Therefore, the price of rent and sale may vary significantly.
Meanwhile, the ground floor shop lots at Hata Square house aplenty of conveniences that include clinics, restaurants, beauty salons and class, modelling agencies, auto service workshops, 24-hour convenience store. Also within walking distance are Hospital Ampang, SMK Pandan Mewah and SJKC On Pong 2.
As for the accessibility, Hata Square is a short distance away from MRR2. Public transportation is also aplenty with buses frequenting the area. Those who prefer taxis have plenty of options available. Those who prefer to take the LRT can make use of the feeder bus heading to the Pandan Indah station and continue their journey from there.
Hata Square offers a low-density accommodation with only three to four units per floor per partitioned blocks. The developer, Jaya Ternak Sdn Bhd is a subsidiary of Hata Holdings, concentrating in the Pandan Mewah area. The same developer is also responsible of Pandan Court and Sri Pandan, on top of a series of terrace houses in the area. As for commercial developments, they are also the people behind Hata Industrial Centre and the McDonalds building in Pandan Mewah.
Hata Square seems to be a vibrant area with the ground floor shop lots. As it is located nearby Hospital Ampang and two schools, the number of visitors to the area is aplenty. People who are not comfortable with the concept may want to look elsewhere. Some of the units have also been converted into office suites. The open air parking is also shared with general public.
