Mont Kiara Aman is a luxury condominium developed by Sunrise. The developer has completed about eleven residential projects, and all of them give a satisfying stay based on reviews from residents. This high-end condo is sited in the heart of Mont Kiara.

Sunrise is a well known developer and undeniably excellent when it comes to workmanship. The developer uses good quality materials for construction. Besides that, Sunrise is also famous in terms of marketing. Mont Kiara Aman, is one of another Sunrise’s successful projects catering to the needs of residents to live in a place with a classy outlook.

In terms of facilities, Mont Kiara Aman has it all from swimming pools, car parks to gym. The condominium probably boasts about its two tennis courts fully furnished with synthetic grass, not a very cheap material for the surface of a court. Probably one of the best tennis courts among other condominiums in the same area. Not much complaints on the facilities as they are properly maintained.

The neighborhood of Mont Kiara Aman includes the Kuala Lumpur Golf and Country Club, Bukit Kiara Equestrian and Country Resort, Garden International School and Mont Kiara International School. So, there will be no need to worry on education if you are planning on sending your children to international schools. The nearby country clubs will cater to the needs of the residents for recreational and interactive activities.

Mont Kiara Aman is also located in a strategic area where shopping malls and grocery stores can be easily accessed. You will be looking at about five to ten minutes by foot to the nearest shop houses. This would be quite convenient for residence to get food supplies.

Analysis

Looking at Mont Kiara Aman, it is located closely to other condominiums around Mont Kiara, such as the Mont Kiara Bayu, Mont Kiara Astana, and directly opposite Mont Kiara Damai. It is also about three hundred meters away from Duta-Sungai Buloh highway. The highway would mean that traveling out of Mont Kiara would be easier, but of course it depends on where you are heading to. The condominium is also easily accessed and not far away from nearby towns. Hence, it is quite easy to travel in and out of the area.

Price of one unit at Mont Kiara Aman is quite reasonable, because Mont Kiara is one of the exclusive places in Klang Valley. Initially, the price was about RM400 psf (launch price) but now the prices are about RM600 psf, around 50% increase of the initial price.

However, if compare to Mont Kiara Damai, it might not be worth paying the high price because Damai is slightly better than Aman in terms of the quality and design. Both are by the same developer, but Damai is still the hottest property although a year older than Aman.

Comparing Mont Kiara Aman to its older brother Mont Kiara Damai, the latter has a better outlook and quality finishes, and this can be seen by the genuine marble used in Damai’s finishes instead of the normal porcelain tile in Aman’s buildings.

Furthermore, the design of the master bedrooms in Mont Kiara Aman is not very attractive. The space usage of the master bedroom is also very badly planned when compared to Mont Kiara Damai. There are some units where a king size bed would not fit nicely into the master bedroom. Units with the size of about 2,100 sf will have a very large living room but very small bedrooms. Liking this design will be subjective among buyers/investors depending on whether the bedroom or living room is more important. The balcony of the condominium looks nicely done, but that will only play a small role when choosing a good place to live in.

Condominiums at Mont Kiara are definitely better in terms of space compared to KLCC, because the condominiums here are much further apart. Overall, Sunrise did a very good job with most of its projects. For long term usage, Mont Kiara Aman would have not much problems as quality materials were used for construction. Maintenance services will also be good, knowing that the developer is trustworthy and has done a very good job with all their previous projects. Looking at it as a whole, this condominium can be praised for its facilities and quality materials.
