Casa Kiara II (also known as Casa Kiara 2) is a freehold high rise condominium located in posh Mont Kiara vicinity. It is developed by Sunway City Sdn Bhd together with Dijaya Corporation as its project manager. It is expected to complete in November 2009. It is located beside VERVE Suites and Hijauan Kiara.
Casa Kiara II is a successor development to Casa Kiara I, which located just across the street. Casa Kiara II comprises of a 37-storey tower that houses 206 condominium units including 4 penthouses. Built-up areas start from 1,375 to 1,574 sf for standard units and from 3,126 to 1,574 sf for penthouses.
Each unit at Casa Kiara II consists of 3+1 bedrooms and 3 bathrooms, balcony, and wet and dry kitchens. Also, additional features offered by SunCity include kitchen cabinets and appliances for the dry and wet kitchens, five air-conditioners, Internet broadband cable and two parking bays per unit. Just like its elder brother, its security feature comprises of three-tier security access together with panic button system which directly linked to the guardhouse, card access system and CCTV.
Residing in the "Global Village", there are numerous exclusive amenities offered for the modern community. Casa Kiara II is just within short driving distance to Plaza Mont Kiara and Solaris Mont Kiara. Garden International School is just located across the street. Casa Kiara II, Mont Kiara Average For Sale Price
Casa Kiara II was launched in January 2007, and within 6 months, they managed to sell 60% of the units. The development is another joint-venture between Sunway City and Dijaya Corporation, which each acts as the turnkey builder and project manager respectively. Prices of Casa Kiara II were launched starting at RM586,000 with 5% discount for Bumiputra. Initial buyers were offered a 7% guaranteed rental return, but this offer was limited to 30 units and only offered for 2 years from completion date. But these units' prices were steeper at about RM550 psf.
There are plenty of developments targeted to be completed in 2009, same year as Casa Kiara II. Mont Kiara Meridin and Kiara 1888 were just completed in March 2009. Its next door neighbor, VERVE Suites (1st Block) is going to be completed in July 2009. While others including Tiffani Kiara is scheduled in August 2009, Solaris Dutamas is scheduled in November 2009. First quarter of 2010 will foresee completion of Gateway Kiaramas, Kiara 9 and VERVE Suites (2nd Block). Eying on almost 1,000 units to be offered to potential tenants and buyers by end of 2009, competition within Mont Kiara is very stiff.
