Angkupuri, Mont Kiara

Angkupuri is a condominium residing in luxurious Mont Kiara area. It is located near to the Mont Kiara International School and Garden International School, and surrounded by prestigious residential neighborhoods such as Sri Hartamas, Damansara Heights and Bangsar.

Angkupuri consists of 39 floors, which comprising of 210 units along with a 5-storey car park. There are only two units on each floor. Each unit is a corner unit, allowing residents to have 180° views of the surrounding scenery.

Residing in Mont Kiara, Angkupuri is one of the favorite condominiums for expatriates to call home. Most units here are rented to Korean family with one or two kids. Besides Koreans, most residents here are expatriates with kids from other countries. It is a nice place to stay for families and expatriates, as it is nearby Garden International School and Mont Kiara International School.

Besides that, it only takes minutes of driving to Plaza Mont Kiara and Solaris Mont Kiara from Angkupuri. Also, one can easily access to NKVE highway, Jalan Duta and Sprint highway, thus making Angkupuri a good place to stay if you work in Bukit Damansara, Sri Hartamas, Bangsar and Petaling Jaya areas.

Depending on the units, one can view KLCC, Genting, and even greenery view of hills and mountains. Besides the view, it is very windy as well (mostly for upper floors). Even some residents claimed that they seldom use air-conditioner, as the natural strong wind is cool enough.

Analysis

One of the problems of staying in Angkupuri is monkeys hanging around the car park and digging into thrash. There are some complaints that these monkeys messing up the cars in the car park as they eat at the area.

Besides that, some residents of Angkupuri claimed that they are quite unhappy with the management regarding to the building which is not well maintained. It is managed by the same developer group, Homestead. Complaints include slow reaction towards complaints. There are loads of comments heard by Mont Kiara residents that Sunrise condominium managements top in the area.

But overall, the management is able to keep the cleanliness of the surroundings. As for the built-up, residents also claimed that it has dingy looking lobbies and lifts. Also, its corridors to units are also quite dark due to low natural lighting. We still have to give the management a credit as they managed to get the building a fresh coat of paint in 2007 making it look better than before.

Traffic jam seems to be getting worse in Mont Kiara area. This is due to rapid developments in the area, and the roads are not upgraded as quickly as possible. Although there was a road that connects Mont Kiara to Jalan Duta, but it seems to be unable to hold the traffic congestion in near future.

As for investment, most investors compare Angkupuri with Almaspuri, in which both are labeled as average-built condominiums “sandwiched” between luxury condominiums. Both these condos are priced almost the same, with most say Almaspuri is better, as it offers larger size units above 1,600 sf.

Previously, a basic unit at Angkupuri can be rented out from RM3,000 per month. But due to new projects launched in the area, as well as bad economic condition, the rentals depressed to RM2,600 onwards.

Although Angkupuri is filled with expatriates, when it comes to rentals, most prefer Mont Kiara Bayu, Mont Kiara Sophia, Mont Kiara Palma or Mont Kiara Astana. As for selling price, it is also declining to around RM360,000, which previously a basic small unit was around RM390,000. If you think to invest or rent a unit, perhaps you could also consider similar condominiums in the same area with almost the same price.
