11 Mont Kiara (also known as MK11) is a modern condominium within the sought-after Mont Kiara vicinity. Sunrise claims that it will be an exclusive 6-star high-end residential development boasting both scale and grandeur. It is the first residential project in the country to be crowned Singapore’s Green Mark certification.
11 Mont Kiara comprises five 43-storey towers that sprawl over a 6.7-acre site. There are a total of 339 units of condos housed within the entire 5 blocks, with only 2 units per floor. Each unit is served by four private lifts. There are a few layouts available, from normal units, super-deluxe units, junior penthouses and penthouses, each ranging from 2,707 sf to 6,725 sf. It comes with 3 or 4 bedrooms.
11 Mont Kiara’s aspiration of perfectly blending lush tropical greenery landscape with modern city architecture is well executed in the design. As expected in any Sunrise developments, this particular development does not fall short of having class act facilities surpassing the other developments in the vicinity with its sky lounges on the 27th floor, tai chi zone, tree house and woodland gardens.
The Gross Development Value (GDV) of 11 Mont Kiara is at RM800 million, and each unit was launched around RM720 psf with a maximum price of RM1.9 million. The development is launched in early 2008 and expected to be completed in 2011. Initial buyers are offered to pay only a fixed deposit and nothing else until 2013. Also, 5% discount is given for Bumiputra purchasers. The developer claimed that 70% of the units have been taken up during its soft launch, which the units are priced around RM726 psf.
11 Mont Kiara has plenty of convenient amenities in the vicinity that include international schools, shopping malls, offices and eateries to cater to the urbanite lifestyle. The residents also have ease of access to a network of highways that include NKVE, SPRINT and DUKE making a journey to Kuala Lumpur, Damansara, Shah Alam, Sungai Buloh and Petaling Jaya easy.
The modern architecture of 11 Mont Kiara is a talk of the town – which Sunrise has designed a ‘floating’ boat-like deck that mounts its swimming pool and pavilion deck on its top, and a floating gymnasium on the lower level. Not only that, it has another swimming pool beneath it which makes the deck really looks like a boat. Also, it will be well-surrounded by lush landscaped greenery – just like other prominent Sunrise’s developments.
There are several factors that make 11 Mont Kiara labeled as a green building. One of them is its layout, which utilizes prevailing wind condition in order to achieve cross ventilation to maximize natural ventilation and lighting. Besides that, it also uses energy-efficient light equipments, as well as energy-efficient lifts. It is also integrated with a heat recovery system that recycles air conditioning heat. Other green features include green-labeled timber flooring varnish and the use of recyclable materials. All these elements are the reasons for receiving the Green mark Award from BCA Singapore and it was the first Malaysian high-rise development to be awarded such.
The price tag of 11 Mont Kiara is within the same price range of KLCC properties – which is very high. However, it is believed that MK11 will make it just like the rest of other Sunrise’s developments. But it will have hard time to escalate further as people will opt for KLCC properties. Comparing this to its successor, 28 Mont Kiara, it seems that MK11 has more potential to perform due to its strategic location along Jalan Kiara 1. Furthermore, it is also priced a bit lower than 28 Mont Kiara.
