K Residence is a 50-storey tower with lavishing 180 duplex, triplex and penthouse units just right across the road to Petronas Twin Towers. It is one of the most luxurious and expensive condominiums in the KLCC vicinity. The exterior of the building is covered with very posh and huge glass windows. Overall it seems to be a friendly intimidation with an added class.
K Residence is directly accessible through the Light Rail Transit (LRT). This luxury condo proves itself to be in a location reachable through many means, not that the residents there needed it anyway. If one could afford K Residence, a car or two should not be a problem. However, being the only residential condominium right above an underground link to KLCC, it has become to some residents, a superb idea since rain or shine is no longer an option to go KLCC. So walk a little, save a little from driving out and shop during the stormy weather and not get a drop of rain on you. How is that for an excellent unique selling point.
K Residence has the total Gross Development Value (GDV) of RM380 million and each individual investment value ranges from RM1.7 to RM10.8 million. With Suria KLCC mall so conveniently nearby and the Avenue K just right underneath, it is an experience where one could live the cosmopolitan style. Such close proximity to major roads leading to KLCC and other major buildings foreseen a congested traffic for the residents especially during peak hours – unless the residents take the train, which is quite unlikely.
Ranging from the generous space of 1,404 up to 10,654 square feet, the design of K Residence is as such that, high-class simplicity is wildly mixed with functional and flexible layouts. Such as multiple design options for individual rooms and patented options for larger homes, where it almost seem like a bungalow hanging from the skyscraper. You open up the front door to a see-through view of either the cityscape or a mountain, depending which unit you are in.
While some of the units are perfectly laid and shaped, some units are in an odd “L” shape, because of the strange oval shape of the building. So if you are lucky, you get the nice units. Bigger units are built to have up to 5 rooms but smaller units are cramped with 3 rooms, with small kitchen and bathroom spaces.
However, despite the exclusivity, the developer KL Landmark is far from being a renowned developer. In fact, they have an unstable track record, where even K Residence was way behind schedule when it was still under construction, causing an expensive delay in delivering the products in time. Dealing with an expensive lawsuit in the case of Standard Chartered Bank vs KL Landmark during the late 80s to early 90s for not being able to pay off the loan on time, KL Landmark’s procrastinating ways caused many contractors, suppliers and investors to shudder just to receive their proposal on any projects.
Even to this date, many customers and investors agreed that their management is very terrible. Keeping the customers waiting for the keys is not so bad, but providing wrong information on layout and floor plan have caused major loss in the developer’s credibility. Despite of this kind of reputation, the good news is still applicable. Exclusive launches on K Residence has brought forth investors as well as buyers locally and internationally, selling up to 80% of the units to date.
