Hampshire Residences (also known as Hampshire Residence) is a twin tower high rise condominium located in Hampshire enclave. This project is developed by Zelan, and is just located side by side to Tan & Tan’s Hampshire Park and an empty plot of land owned by UOL.
Hampshire Residences is also nearby to Benetton’s 2 Hampshire, Panorama, Jelita Court, D’Mayang, Phileo Promenade, and Crimson Court. Each unit will have either Yap Kwan Seng view that include Phileo and Ambank buildings or KLCC views.
Hampshire Residences comprises of Tower A and Tower B that consist of 202 units and 186 units respectively with built-up from 753 to 2,399 sq ft. Each floor houses from 4 to 7 units for 29 floors while the remaining 4 floors are for residents’ parking. Each unit comes with either 1 or 2 parking lots depending on the size of the unit.
There are 5 different layouts available at Hampshire Residences. Larger size unit comes with marble flooring for living and dining area, while its bedrooms are covered by timber flooring. Fittings installed for all units include kitchen cabinets, cooker hob and hood for kitchen, and built-in wardrobe for all bedrooms except for the maid’s room. Besides that, each unit comes with air-conditioning and water heater for all bathrooms except maid’s bathroom. Not only that, it also features video intercom in each unit.
From the entrance of Hampshire Residences, you can walk to KLCC to enjoy its park with lush of greenery or have a shopping splendor with your love ones. Also, there are a number of eateries that cater wide range of delicacies from Italian foods to local flavors. Not only that, Hampshire Residences is also within short driving distance to a number of shopping malls including Ampang Park, Pavilion KL, Sungei Wang Plaza, Lot 10 and Starhill Gallery.
Hampshire Residences was actually Zelan’s maiden upmarket development project. It was constructed by Zelan Construction, which possess plenty of experiences in transmission lines, sub-stations, airports, hospitals, highways, and bridges constructions. Before Hampshire Residences, Zelan has developed numerous projects including Wisma Zelan in Bandar Tun Razak, the Bandar Baru Bangi township in Bangi and Riviera Courtyard Homes in Johor.
One of the main concerns to invest in Hampshire Residences is oversupply of residential within KLCC enclave. Given the number of on-going and planned projects within the vicinity, oversupply is a big concern here. Not only within KLCC vicinity, but Persiaran Hampshire is also overloaded with a number of high rise residential within the small enclave.
Most owners claimed that they are satisfied with the whole finishing in terms of workmanship and quality delivered by Zelan. But some still find some defects on their units. They also claimed that Zelan took longer time to rectify the defects than they supposedly to.
Besides that, the traffic congestion along Persiaran Hampshire is close to horrible. The drive itself is shared among the residents along with staffs working in the commercial center. Also, the congestion is also infected by the massive crowds from Jalan Ampang and Jalan Tun Razak. You will find it difficult to get in and out from the area during peak hours as you have struggle along Jalan Ampang and Jalan Tun Razak as both roads are the only main accesses to get into Persiaran Hampshire.
There is still a plot of vacant land next to Hampshire Residences. There is still no news about new development on the spot. But, there is no chance that the land would not be developed in the future. Once the construction commences, residents will have to suffer bad air quality as well as intolerable noise from the construction works.
In spite of the access card enhances security level, it is not visitors and children friendly as it is necessary to bring the access card to enter the compound as well to access all facilities.
Comparing Hampshire Residences with other properties in the area, the former launch price was quite reasonable and even cheaper than Hampshire Place which was tagged from RM700 psf. Moreover, initial buyers were also offered 8% discount off the listed prices, while Hampshire Place only offered 5% discount off. As for the monthly maintenance fee, it is quite reasonable at RM0.35 psf which Hampshire Place charges RM0.55 psf.
If you are looking for own occupancy, you should take the 4+1 room unit which is above 2,000 sf. It is more appealing than the others as it offers huge private lift lobby, bigger balcony and spacious combined living-dining-study area. But if you are looking for investment, perhaps you should purchase the studio unit, as it offers better rental yield than the others.
