Fraser Place (also known as Lot 163) is a serviced residence nestled along Jalan Perak, right in the midst of bustling city centre. It is just meters away from Petronas Twin Towers, and neighbours Wisma Hong Leong, Marc Service Residence, Kirana Residence and Idaman Residence. It is developed by YNH Group.
Fraser Place is part of the Lot 163 mixed development that comprises a 28-storey service apartment, a 14-storey office tower and retail lots with a total floor size of 17,722 sf. The entire development has a gross development value of approximately RM300 million. The commercial properties (office block and retail arcade) are facing Jalan Perak, while the serviced apartments are facing Petronas Twin Towers. It was launched in the end of 2004.
Fraser Place occupies the 9th to 29th floor. It comprises 217 units of studio, one-bedroom, two-bedroom, three-bedroom penthouse and four-bedroom penthouse units with built-up ranging from 450 sf to 4,000 sf. Fraser Place is managed by Frasers Hospitality, a subsidiary of Fraser & Neave Group. It was initially priced from RM1,230,000 onwards, or at RM780 psf and RM980 psf back then in October 2004. Initial buyers were offered a zero entry cost and a guaranteed gross return of 8% per annum for 2 years.
Meanwhile, the 14-storey office block at Lot 163 was sold to an en-bloc purchaser for about RM23 million, around RM650 psf. While the remaining 15 retail lots in the serviced apartment block were sold for RM1,500 psf to RM1,800 psf during the launch.
In spite of being strategically located few meters away from KLCC twin towers, Fraser Place is sandwiched in the middle of Wisma Rohas Perkasa, Wisma Hong Leong and Marc Service Residence. Hence, units that face Wisma Hong Leong are better than another, as Wisma Rohas Perkasa is very near to the serviced residence.
