Desa Kudalari is a very old and retro condominium nestled in KLCC enclave. It is the first condominium development in Malaysia, which was built in 1985. It is situated along Lorong Kuda, in the middle of The Oval, PNB Darby Park Executives Suites, and Menara Tan & Tan.
Desa Kudalari comprises of a 19-storey condominium block with 5 units per floor, and a low-rise 3-storey link houses that house Cabana units. Cabana units are 1-bedroom units with built-up size around 800 sf, while typical units on the tower are 3-bedroom units with built-up sizes from 2,145 sf onwards.
Facilities provided in the condominium include barbecue area, covered parking, jogging track, playground, sauna, swimming pool, wading pool, and tennis court. In addition, there is also a restaurant cum bar located next to the swimming pool.
Strategically nestled meters away from KLCC, Desa Kudalari is surrounded by several amenities. It is just within 5 minutes walking distance to the KLCC Park, Kuala Lumpur Convention Centre, As-Syakirin Mosque and Suria KLCC. Moreover, it is just within 500 meters to Ampang Park LRT station and Ampang Park Shopping Centre. There are also a handful of embassies nestled in the area, namely United States Embassy, Pakistan Embassy, Indonesia Embassy, Japanese Embassy and Vietnam Embassy.
There are several new modern condominiums neighboring Desa Kudalari including Binjai Residency, The Oval and Suria Stonor. Also, there are some condominiums still under construction, such as Platinum Park, 6 Stonor and The Troika.
Even though Desa Kudalari is already aged over two decades, the overall looks are still good. It is beautifully surrounded by numerous large trees and lush greenery â€“ which is hardly found in nowadays condominiums in the area. Its spread lush greenery over 7 acres brings comfort and peace to its residents, despite of being located in the bustling and hectic city centre. Thanks to its management for the well done job over the years. Moreover, residents also enjoy unobstructed view of KLCC Park and Petronas Twin Towers right from the units and the swimming pool.
There is a rumor flying around stating that there is enbloc potential for Desa Kudalari in a few years time, which means that the developer will buy all units from owners for redevelopment and major renovation. Even though this might be true, it sounds impossible for a developer to purchase all units for at least RM1000 psf (considering RM800 psf for the market price and another RM200 psf for compensation). The developer will most probably buy old bungalow nearby and build a new condominium instead with such costs to maximize profit.
Cabana unit is more preferred than typical units at Desa Kudalari, because of its low density feature and small built-up. Plus, it is favored because it offers better rental yield as it attracts single expatriates due to cheaper rental rate.
Priced RM800 psf, it seems that Desa Kudalari price is tagged as expensive as modern and latest condominiums in the area, such as 231 TR and Bintang Goldhill. Even its immediate neighbor, the chic Binjai Residency is tagged at RM900 psf. But its rental is among the lowest in the area at just RM3.00 psf, while others are mostly tagged from RM4.00 psf onwards. Therefore, if you are really keen to stay in Desa Kudalari, you should probably just rent it instead of buying it.
