Avenue K is a cosmopolitan-style shopping centre majestically located right opposite of Petronas Twin Towers and just beneath K Residence. Sited in KLCC, it is conveniently located near to corporate towers, commercial buildings, classy residences and also LRT station.

Avenue K is a 6-storey shopping mall with 2 underground retail floors with a total of 360,000 sf of nett lettable floor area. It also consists of 6 basement car park levels that consist of 850 car park bays.

Every retail floor of Avenue K features different concept. The concourse level houses supermarket and beverage outlets. The upper concourse offers F&B outlets that host Asian dishes. There are also small kiosks of about 100 sf that sell light finger foods and beverages. These two floors are located below the ground floor.

The ground floor of Avenue K houses Manhattan-style newspapers stand, Soho Grappa Restaurant and Quattro Club as well as branded fashion stores. Level One and Two offer branded apparel boutiques, restaurants and hair salons. Level Two also hosts an 8,000 sf food court. Level Three and Four are designated for bars, nightclub, gymnasium, spa, fine dining restaurant and conference halls.

Avenue K is easily accessible via Jalan Ampang and KLCC RapidKL LRT Station. It is also adjacent to Jalan P Ramlee, Jalan Tun Razak and Jalan Yap Kwan Seng.

Analysis

Despite being strategically located with KLCC as its immediate neighbor and can be easily accessible via LRT, Avenue K is a failed shopping mall. The shopping mall has failed to attract its target market, the rich and famous urbanites who are supposed to fill in the mall.

However, Avenue K is still struggling, and with the opening of Quattro Club few years back, Avenue K seems to able to attract quite a large crowd to the shopping mall.
