231 TR (also known as 231 Tun Razak) is a luxury condominium residing in between Jalan Tun Razak and Jalan Bukit Bintang, mushroomed together with row of embassies, office buildings, golf club and banks. It was developed by Urban Delta, a subsidiary of YWC Group. It is the first property development by Urban Delta, and the group, YWC Group. YWC Group, or largely known as YWC Engineers & Constructors is a civil engineering construction company which was established in the 50’s.

231 TR is strategically located at the corner of Jalan Tun Razak and Jalan Bukit Bintang. Among its immediate neighbors situated next door are Kuwait Embassy on its left, Indonesian Embassy on the right, Citroen showroom located behind the building and a row of old bungalows. Besides that, just across the road is a private medical center known as Prince Court, and also the Royal Selangor Golf Club right across Jalan Tun Razak.

Residing in 231 TR, residents are pampered with mesmerizing view from the greenery of Royal Selangor Golf Club course to the skyline of Kuala Lumpur city, as highlighted by their marketing representatives, “Above City and Country” slogan. Units may have view of either KLCC, Bukit Bintang, Royal Selangor Golf Club course, or Sungai Besi.

During 321 TR previous launch, it was priced from RM262,888 and averaged about RM600 psf. Also, no loan repayment over the 3-year interest free construction period was offered to the buyers. Plus, legal fees and purchase agreements were borne by developer. Before its completion, the developer offered the owners to join them to turn the residential to 231 TR Service Suite that features 4-star service suite Aston-style. They planned to convert the units into 4-start hotel-like service suites namely Executive Suites, Deluxe Suites and Studio Suites. Plus, they have signed a Memorandum of Understanding with Aston International for the management of the suites.

Additionally, the developer also planned to set up additional facilities for the service suites including convenience store, restaurants and bistro, and WiFi Broadband ready. They forecasted a return of 5% per annum of the purchase price for the first 5 years and at 2% above most prevailing FD rate for the next 5 years.

Location, location and location. Yes, 231 TR is very well located, it is within a very short drive to KLCC and Bukit Bintang area. Not only that, it is also residing next to Price Court, a very exclusive private medical center, which the doctors and staffs would be the property most potential residents and tenants. It is in the middle of commercial center, medical center, golf course and main road access to reach almost any part of city.

But, 231 TR has some drawbacks too, one of the drawbacks is the small built-up, which leaves no space for laundry area. The best place for the washing machine and dryer are either in the kitchen or the bathroom. Thus, the best alternative for residents is to use their house keeping service provided. Not only that, parking space does not come together with the unit, as it is only available on lease by the management. It is available for lease at RM60 per month for the first 2 years, which is considered very cheap for a KLCC parking space.

One should take note that 231 TR is located next-door to the Indonesian embassy. Hence, it could occasionally get crowded with Indonesians waiting outside the embassy building. Other than that, the surrounding is quiet and peaceful at most times, due to the absence of commercial and entertainment activities in the area.

Jalan Tun Razak is among the busiest roads in Kuala Lumpur. It is the main road for motorists who commute from Sg Besi, Sentul, Cheras and even Petaling Jaya to the city center. It could be badly congested during peak hours, so are all major roads in Kuala Lumpur city center. One can expect to drive for 3 to 6 minutes for each kilometer on Jalan Tun Razak, but if your main transportation mode is by foot, then this shouldn’t be a problem, since most amenities are very close by.

Just like the fate of other residential in KLCC enclave, KLCC-view units will soon be blocked by other development projects in the future. But for the mean time and few years onwards, the residents of 231 TR will absolutely be enjoying magnificent skyline view of Kuala Lumpur, Royal Selangor Golf Club and KLCC.
