Bandar Botanic, Klang
Bandar Botanic (also known as Botanic Garden) is an RM3 billion major freehold township project located in the southern part of Klang, a proud project led by Gamuda Lands and developed by Harun Intisari. Consisting mainly of linked houses, semi-detached, Botanic Garden is built literally in a botanical garden in the southern part of Klang.
Bandar Botanic consists of 170 acres of land dedicated to superior landscaping and green architecture divided into Botanic East and West where each precinct is characterised by its own green landscaping. Bandar Botanic’s housing development Ambang Botanic 2 consists of 11 sold out developments and 8 more developments in the making and still available.
The units that are sold out are Armaya, 2½ storey link homes, Armaya 2 three storey link homes, Reika and Kiyoko both double storey deluxe link homes, Maaya, Keito and Reina which all 3 are three storey link villas, Midori and Miko three storey semi-detached homes, and Enya and Ereen which are both double storey deluxe link homes.
Bandar Botanic fans will still get to grab homes in this prestigious neighbourhood at the Mayumi or Arisa development which consist of three storey bungalows, at Aruka or Kumiko both three storey semi-detached homes, at Hanako or Izumi’s three storey deluxe homes or at Azumi the three storey semi-detached homes.
Bandar Botanic will take care of all their residents needs with their own personal clubhouse where they will get to enjoy the ambience of the country while working out at their preferred sport. A multipurpose hall will also be provided, and help will only be a call away with the Pondok Polis Bandar Botanik. Being a fully gated and guarded community, residents will be able to sleep in peace at night.
Residents of Bandar Botanic will never be far from any amenity. The post office, clinic and petrol stations are all just a stone’s throw away, whilst GM Klang, Aeon Mall, Giant and Tesco are all 5 minutes away. For those who do not wish to drive, a bus will come by every now and then to whisk all its passengers to the Klang town. To fulfil all needs, kindergartens, schools, local shops and bus stops are all interconnected via the parkland.
Bandar Botanic is easily accessible via the Kesas Highway, Lebuhraya Shah Alam, Lebuhraya Pulau Indah, and Jalan Langat. For residents who wish to make their way to Kuala Lumpur, Bandar Utama is 30km away via the LDP and Kesas Highway, while Subang and Klang are a mere 15km away via the Kesas Highway.
For those who wish to make their way to Petaling Jaya, they will only need to travel approximately 31km via the LDP or the Federal Highway and KLIA is about 38 km away via the Elite Highway and Kesas Highway; a convenient distance for heavy travellers. Bandar Botanic is another proud project of Gamuda Land through their subsidiary developer Harum Intisari. Gamuda Land has won many awards; for engineering, innovation, business and management, environment and landscaping; with Bandar Botanic proudly winning the International Real Estate Federation (FIABCI) for Best Masterplan.
Bandar Botanic is set in the outskirts of Klang in a newly developed and relatively young township with many connecting highways in and out of the area guaranteeing almost no traffic at all within the area. Therefore traffic congestion will be far from the worries of any resident with the houses being set amongst lush greenery ideal for evening walks and picnics. As long as residents do not have any wish to go into the city as everything is provided for them within close distance from their homes, they will not ever need to worry about traffic jams.
Bandar Botanic is set to be a safe area especially with all the communities being gated and guarded. In the earlier years when the township was still being developed security was an issue with many regarding residency in Bandar Botanic to be a hazard on their lives and with an old lady losing her life to thieving foreign workers working on other developments in the neighbourhood.
However security appears to have improved with the new police booth that residents complain seems to be quiet and empty, but as with the saying goes, safety lies in numbers and with the number of people moving in safety should be improved; at least there will be neighbours within screaming distance.
As an investment property in Bandar Botanic is almost guaranteed to rake in the profits provided the investor bought it at the launch price. Projects from the first phase have all fully sold with many queuing up for the new developments as Bandar Botanic is still a young and developing area and has much potential.
Bandar Botanic is also ideal as a permanent residence as children will be able to enjoy playing in parks and adults will find the botanical garden a soothing reverie from their everyday jobs. Therefore either ways whether it is for an investment or whether it is as a permanent residence, Bandar Botanic will fulfil every nature lover’s dreams.
