Ambang Botanic 2 (also known as AB2 or Ambang Botanic Phase 2) is located within the township of Bandar Botanic, Klang. The most accessible way is via Kesas highway and the Shah Alam expressway.

Market Trends

Analysis

Ambang Botanic 2 indeed has much to offer. From a well-thought infrastructure to being eco-conscious, self-contained and has all the amenities a gated community would enjoy, AB2 received overwhelming response from the public. Not a price tag that everyone can afford however, but the offerings by Gamuda Land were certainly very enticing.

Clubhouse memberships were provided free for purchases made during the launch of Ambang Botanic 2. Geared to provide sports and recreational facilities, residents need not travel out of the township to have some R&R. From parks to aquatic gardens, a Children’s island, jogging and cycling trails, the environment and ambience is certainly very tranquil and holistic.

Bandar Botanic is sandwiched between Bandar Puteri Klang and Bandar Bukit Tinggi 2, and just minutes away from the Shah Alam Highway which also connects to the Lebuhraya Puchong – Damansara (LDP). The shopping places surrounding the area include hypermarkets like Giant and Tesco, GM wholesale complex and Jaya Jusco (AEON) departmental store at Bukit Tinggi. When it comes to conveniences, the area is definitely not short.

If the success of Ambang Botanic Phase 1 is any indication, AB2 will certainly be a further boost to the surrounding catchments. At the launch of AB1 where the bungalows were sold for RM1.1 million, the asking price now is nearly RM3 million.
