Analysis

There are several problems faced by the residents of Shang Villa these days. Among them is electricity problem in Block A, which the resident complained the cut off of electricity happens several times in a single day sometimes. Not only that, there have been several issues between the residents and the JMC.

Previously, Shang Villa is a leasehold development like most residential in Kelana Jaya enclave, like Kelana Mahkota and Sterling. But recently they managed to change its tenure to freehold. Due to the change, many investors are interested to invest in Shang Villa rather than latest residential such as Sterling and Kelana Sentral.

Shang Villa is a great property investment in terms of delivering high rental yield. Its price can be as low as RM200,000 and a fully-furnished unit can reach up to RM1,600 rental per month.
