Sri Putramas, Jalan Kuching

Sri Putramas (also known as Sri Putramas I or Sri Putramas 1) is a high density medium-cost condominium situated at Jalan Putramas, which is next to Jalan Kuching. It is located right in-front its younger brother, Sri Putramas II.

There is a bus stop at Jalan Kuching which is within 5 minutes walk from the entrance of Sri Putramas. You can easily access to Kuala Lumpur, Mont Kiara, Bangsar, Damansara and Petaling Jaya; via Jln Kuching, Jln Duta, Jln Ipoh, NKVE and Penchala Link.

Sri Putramas is one of Mayland’s early property projects. It was widely criticized for poor construction materials used, multiple schedule delays, and many maintenance problems seen after the completion of the condominium. Because of these reasons, Mayland has been regarded as a bad developer ever since.

However, their follow-up project, Sri Putramas II was much better compared to their elder brother Sri Putramas I. Maybe the developer wanted to make things up for how badly they have screwed up their earlier projects.

Analysis

There are some problems faced by the residents of Sri Putramas. One of them is disastrous building construction. You can see even cracks from the outer building as quick evidence. Some of the residents claimed that the windows ledge is filled with cement and that makes the windows cannot be closed properly.

Also, another complaint heard was crack on the ceiling. Plus, there was a case that the louvre from the water tank room on top of Block C flew and hit a window in Block B. Also, it seems that the developer used low quality paints as the paints look faded already after just four years.

Previously the security was not very effective. There had been a robbery case back then in 2005 where the family lost RM 15,000 during Chinese New Year in 2005. But since then, the security is tightened and you cannot easily walk through the security without a resident card.

One of the main appeals of Sri Putramas is its beautiful landscaping and swimming pool. Even though the facade of the condominium looks worn out, but the facilities seem very well maintained. Furthermore, it has most of its facilities built on ground, instead of on carpark rooftop like Sri Putramas II and most newer condominiums.

Each unit at Sri Putramas is either facing KLCC or Mont Kiara, Segambut’s factories, Genting and the railway track (if it does face swimming pool). But units that face KLCC previously, are now blocked by the Royal Domain. These residents who suffer from this view blocking problem claimed that they paid a premium for the view.

In general, the residents felt robbed and cheated by the developer. Besides the premium paid for KLCC view (but not seeing any), they also feel cheated as they claimed the advertisement for Sri Putramas in media labeled Sri Putramas as a condominium, but according to the Sale and Purchase Agreement (S&P), it appears as medium-cost apartment.

Besides that, Sri Putramas is situated next to the railway. Perhaps, you should check the noise come from the old train engine and its air horn before you decided to rent or buy the property. You can even hear it from level 10 if the unit facing the railway. It is irritating as you have to pause between conversations if the train passes. Not only that, the air in the area is dusty due to high density of cars pass along Jalan Kuching at all times and hazardous gas emission from the train and also from factories operation nearby.

In addition, if you have more than one car, you need to park the car outside Sri Putramas, but you will receive summon from the traffic police in the day. All the units come with a covered parking, and Block A units come with two covered parking each. Plus, you have to fight for parking spot or you will have to walk from quite a distance. Remember, you also need to fight with other residents from Sri Putramas II. Another option is to buy a parking lot from the management for RM10,000 each, which can only be bought in cash. Or you can ask around for a parking lot rental from the owner.

Investment wise, the price has not appreciated much in recent years. You can acquire a unit for about RM200,000 for a basic unit. As for its rental, it starts from RM900 and above depending on its location and the number of car park provided. Sri Putramas can be considered as a good investment property, as the area is still young and will be developed in the future. With the right unit and the right price, you can surely gain high rental yield.
