Gurney Beach (also known as Gurney Beach Resort Condominium) is a resort condominium developed by City Associates Group in Penang. This developer had successfully constructed various high-end condominiums, hotels and commercial buildings in Penang and Kuala Lumpur. City Associates Group’s portfolio includes Gurney Tower, BHL Bank Tower, Northam Tower, Gurney Plaza, The Oval in KLCC and a few others.

Gurney Beach consists of one block of 39-storey condo which houses a total of 146 units. There are two types of layouts whereby Type A is a corner unit and Type B is an intermediate unit. There are only four units on each floor.

Gurney Beach is strategically located between Persiaran Gurney (Gurney Drive) and Kelawai Road on Penang Island. This resort condo is easily accessible via major roads in Penang, namely Gottlieb Road, Tanjong Tokong Road and Burma Road. This high rise residential development is within walking distance to cafe and restaurants, banks, hotels (Gurney Hotel and Evergreen Laurel Hotel) and hospital (Gleneagles Hospital).

Gurney Beach is also close to schools (Convent Pulau Tikus, Penang Chinese Girl’s High School and St Nicholas School), Wawasan Open University, and shopping malls (Gurney Plaza and Island Plaza).

Analysis

Gurney Beach may be an 11 years old condo but its appearance doesn’t show its age. Located along Penang’s prominent waterfront together with many other high rise luxury condos and commercial buildings, Gurney Beach’s exterior still looks appealing as it is well maintained.

Gurney Beach is located exactly at Lim Chin Guan Road, which connects Persiaran Gurney and Kelawai Road. This road is not only narrow but it is also congested most of the time. The traffic congestion often happens during the weekends and on public holidays as many people flock to the Gurney Drive area.

There are several cafe and restaurants located at Gurney Tower, which is also situated along Lim Chin Guan Road and directly opposite Gurney Beach’s building. It is definitely convenient for residents when it comes to food. However, do take note that these cafe and restaurants often open till late nights and this will obviously contribute to noise pollution.

As one looks at Gurney Beach’s layout plans, property owners could be utterly confused with both Type A and Type B, as there is not much of difference between both types apart from being either a corner or an intermediate unit. The unit size for both Type A and Type B are also almost the same and both types come with three bedrooms, one maid’s room and three bathrooms.

Several years ago, the local government had proposed to build the Penang Outer Ring Road (PORR), an elevated expressway which connects Gelugor (near Penang Bridge) to Tanjung Bungah on Penang Island, which was claimed to be able to reduce traveling time. However, if it was constructed, all developments along Gurney Drive (including Gurney Beach) would be blocked by it. Even though the PORR has been indefinitely postponed, potential property buyers should seriously take note that there are high chances of this project being revived in the future.

Pricing wise, the current value of Gurney Beach is on par with that of many other developments within the same area with consideration on the subsale price against the layout size of the units. Even though Gurney Beach is deemed as an “old” development, its subsale price of RM900,000 and above for an average of 2,700 sf is comparable to another new development along Gurney Drive which has a subsale price of RM1.5mil for an average size of 4,500 sf. In short, this could be a suitable property to buy if one doesn’t mind the age of this high rise condo.
