Bukit Dumbar Permai is a condominium situated along Jalan Bukit Dumbar. It is surrounded by picturesque environment with nice landscape. It is one of the residential housing projects in the Bukit Dumbar area. In the vicinity, there are Bukit Dumbar Indah, Sea Breeze Tower, Taman Bukit Dumbar, Desa Bukit Dumbar, Vista Bukit Dumbar, Sinar Bukit Dumbar and Stallions Apartment.
Being located at the border of Jelutong and Gelugor, the piece of land where Bukit Dumbar Permai now sits on is originally an underground reservoir. It was turned into a man-made hill since the 1960’s. Due to the scarcity of outdoor green space in the nearby area, Bukit Dumbar has become a popular recreational spot. Residents living in the Bukit Dumbar area go there for tai-chi, exercise and jogging.
Bukit Dumbar Permai is at a convenient location. It is approximately 5.4 km distance from the center point of Georgetown, the Magazine Circus. It is the point where the six major roads of Penang meet up. To drive down to Georgetown, it takes about 15 minutes. The main access road going to Bukit Dumbar Permai is Jalan Tunku Kudin. Whereas going to the Jelutong town center, there is a main leading road Jalan Jelutong.
Bukit Dumbar Permai was completed in 1998. It is on a freehold land. There is only one block of building offering a total of 110 units with 6 penthouses and 108 standard units. The build-up area ranges from 880 square feet to 1,160 square feet for the standard units. Three layouts are offered and each comes with 3 bedrooms and 2 bathrooms. Every unit has its own balcony facing the sea with the panoramic view of the Penang Bridge.
Basic amenities are readily available near Bukit Dumbar Permai. The most convenient petrol station is Shell at Jelutong. In case of any emergency, one can access the nearest hospital Lam Wah Ee Hospital at Batu Lanchang. For grocery shopping, the nearest market is Jelutong Market while Tesco Penang is only a short distance away. There are also schools nearby such as Sekolah Menengah Jelutong and Sekoleh Rendah Kebangsaan Jelutong.
For those who enjoy sitting in a balcony overlooking picturesque sea view and the Penang Bridge, Bukit Dumbar Permai is a good choice. Apart from the fabulous scenery, this condominium also comes with wide array of facilities like tennis court, squash court, gymnasium, swimming pool, and jogging track.
Although Bukit Dumbar Permai was built in 1998, it was well known for its good maintenance. With a maintenance fee of only RM0.13 per square feet, one only has to pay about RM110 per month for the smallest size unit, the maintenance charge is really very reasonable. The strategic location of Bukit Dumbar Permai ensures exclusiveness and privacy. Only one bus passes through this area. Therefore, it is important to have own transportation.
The main access road, Jalan Tunku Kudin is mostly congested during rush hours in the evening. This is particular the case when it comes to Friday evening, the traffic can be so bad to the point that it can become standstill during rush hours, when people leave Penang through the Penang Bridge.
Apart from driving, Rapid Penang bus also passes by Bukit Dumbar Permai. However, the only choice is Bus 206 that goes to Tesco Penang. Since the Jelutong town is mainly a residential area, there are many famous local food stalls around Bukit Dumbar Permai. There are also some very famous schools including SJK Jelutong, SK Jelutong and Heng Ee High School Penang. The recently constructed Jelutong Expressway connecting Georgetown to Bayan Lepas helps ease the traffic along Jalan Jelutong.
Some people may have concerns on reclaimed land over underground reservoir. The stability of the building depends to a large extent of the quality of work when making the man-made hill of Bukit Dumbar. No complaint has been made so far in terms of the safety of the building structure of those residential projects at Bukit Dumbar.
Bukit Dumbar Permai is a place that is suitable for couples or small size families. Some units only come with one car park space though. Basic amenities such as schools and hospitals are nearby. In addition to Tesco Penang, there is also e-Gate next to Tesco.
The launch price of Bukit Dumbar Permai was from RM200,000 onwards but the market price has already been up to RM350,000 onwards. The penthouses are selling from RM500,000 onwards. How much more upside potential for investment is unknown. The demand for rental and sub-sales is pretty high. However, there are some other choices of similar size units available in other residential projects in Bukit Dumbar area.
