Sutramas (also known as Sutramas Luxury Condominiums) is a low-density condominium developed by See Hoy Chan Group. It is located in Dutamas vicinity, which neighboring Mont Kiara enclave. It resides near to Changkat View and Mesra Terrace.
Sutramas was launched back then in July 2004 and completed in 2007. The development comprises of 178 condominium units, including 4 penthouses. Facilities offered include tennis courts, a business center, a drivers’ room and a lounge area at the lobby. Its 24-hour security feature is enhanced with a panic button provided for each unit. There are a total of 451 basement car park bays which include 80 visitors’ parking bays. Also, there are six retail outlets in the compound that include a minimart, a launderette and cafe.
There are not much amenities around to cater thousands of residents within the small enclave. There is a French International School on the top of the hill. Besides that, there are several government schools nearby including Sekolah Kebangsaan Segambut, Sekolah Menengah Kebangsaan Kiaramas and Sekolah Kebangsaan Hartamas.
In terms of accesses, there are numerous road access to get in and out from Sutramas. You can reach the city center via Jalan Kuching within 15 minutes if the traffic is clear. Besides that, you can access Mont Kiara within 5 minutes of driving. You can utilize Penchala Link from Mont Kiara or Jalan Kuching to head to Damansara. Alternatively, you can use PLUS highway to forward north. Besides that, motorists can use DUKE highway to head east like Ampang, Gombak and Wangsa Maju.
See Hoy Chan Group is a familiar name in property and construction industry. The group has built a number of townships, such as Taman Bahagia, Taman Paramount and Damansara Uptown. The group was also responsible for One Utama Shopping Center and One World Hotel. At the mean time, the group is also planning to develop a few high-end properties including Damansara Uptown Phase 2, Stonor Condominium and Titiwangsa bungalows.
Dutamas enclave is always associated as Mont Kiara vicinity by property agents, as Mont Kiara land is getting scarcer now. Dutamas will stay as Dutamas, but it has a great potential to become the next Mont Kiara and Sri Hartamas, as expatriates have started to consider Dutamas as their residential. Indeed the area is still struggling at the moment, as it lacks of commercial activities as well as higher end developments.
There are several views offered at Sutramas that include Mont Kiara and Segambut neighborhood. For Mont Kiara view, residents have to bear noise pollution from vehicles as the units face PLUS Duta toll. With more development coming in, the narrow road that caters thousands of residents from the row of condominiums, including Duta Ria, Menara Duta 1, Menara Duta 2, Changkat View and Prima Duta, will be much more crammed and hectic to get through to. The road is already congested during peak hours every single day.
Upon Sutramas completion date, most owners of Sutramas were reportedly enjoying 25% to 30% of capital appreciation. The gains are reasonable but not as well as residential within Mont Kiara postcode, which achieved around 30% to 50% upon completion.
Besides that, other old residential within Dutamas enclave are asking below developer price or just slightly higher. These include Prima Duta, Prima Ria, Duta Ria and Menara Duta 1.
