Analysis

Menara Duta 2 is built by the same developer as Menara Duta 1, MBF Property, which was bankrupt. Therefore, there are some difficulties to acquire a unit as there are possibilities that bank could not approve the housing loan. Although this problem is highlighted by several owners, some claims otherwise.

Nothing interesting about the appearance of Menara Duta 2. Looking from the entrance, it only has a security booth with two entrances for residents to get in and out. Getting inside, you will come straight to the residents parking lots. Plus, the facilities are not maintained very well. The gymnasium as well as yoga center are not very well maintained.

Another problem faced by the residents is insufficient parking spots. Each unit has one parking spot, thus additional cars have to be parked outside of the compound. This can be evidenced by long car line-up in front of Menara Duta 2, which results traffic congestion. Plus, if you are unlucky, you have to park quite far away from the entrance and have to walk from quite a distance.

Also, as Menara Duta 2 is located near to PLUS North-South highway, and near its toll booth. With the just a stone throw away from the highway, the air in the area is polluted and dusty with the high density of cars passing through. Not only that, the residents also suffered noise pollution from the highway as well as the construction of Puncak View.

Even though there are various route options to reach several prime destinations including Kuala Lumpur and Petaling Jaya, one have to pass through either Jalan Duta or Jalan Kuching which are pretty rough during peak hours. Anyway, one’s journey is pretty smooth with loads of road access as well as a number of highways accessible nearby. In addition, there are plans to upgrade Jalan Segambut into a 6-lane dual-carriageway that will surely ease the traffic congestion.
