Sutera Damansara is a 100-acre gated and guarded, mixed development township located in Damansara Damai. It is a joint-venture development between OSK Property Holdings (under the names of Semponia Sdn Bhd and Country Wheels Sdn Bhd) and Permodalan Negeri Selangor.
Sutera Damansara comprises a mixed of terrace, super-link, semi-detached houses, condominiums and shop-offices. The development is inspired and based on natural elements such as stone, water, leaf and sky. It also boasts green concept; which it features a linear park (called Sutera Springs Linear Park) that comes with a lake, gazebos, children’s playground, jogging trails and lush landscaping. Adding to that, residents are also assured in terms of security as this township includes round-the-clock security.
The first phase of Sutera Damansara is called Sutera Ria, a 2 and 3-storey terraces which consists a total of 431 units. Each house sits on 22′ × 75′ plot and has built-up size ranging from 2,305 sf to 3,063 sf. It was launched in November and the first phase was just completed in mid-2010. It features column free car porch, centralized chamber for utilities, wide gate (allows 2 cars) and a utility room. It was launched from RM433,350 to RM1,080,000. Sutera Ria second phase is also known as Sutera Ria II, and it is about the same with the first.
Adding to that, the semi-detached units at Sutera Damansara are currently open for sale. It is named Floria and Gloria, and features skylight shades, open-gate concept, double-volume foyer and designer master bedroom. It also boasts wet and dry kitchens area and column-free car porch that fits two vehicles side-by-side. Floria is 2-storey semi-detached homes with 4+1 bedrooms and 5 bathrooms with built-up area of 3,055 sf. It is price tagged at RM1.38 million. Meanwhile, Gloria is 2.5-storey semi-detached homes with 5+1 bedrooms and 6 fitted bathrooms. It is priced at RM1.66 million. Both types are sitting on 40′ × 80′ tract of land.
Another difference between Floria and Gloria are its layout, which Gloria’s dining and living areas and master bedrooms are located at the rear, fronting the Sutera Springs Linear Park, while Floria’s living and dining areas fronts the front. The developer claimed that there will be only 60 semi-detached homes to be developed in the area. These semi-detached homes are scheduled to be completed in October 2011.
Many potential buyers and investors of Sutera Damansara are having their doubt on this development due to several factors. First of our list is its bad accessibility.
