Analysis

Zen Park is a nice place to stay, as it is well-surrounded by greenery from the remaining forest behind it, and commands magnificent view of the city skyline and the surrounding hills.

However, the asking price for these homes seem to be quite expensive compared to the neighboring residential. For example, Hartamas Cheras 2-storey semi-detached house is asking for around RM950,000, while Zen Park similar 2½-storey house is asking for around RM1.3 million. But the difference between these two is Hartamas Cheras is leasehold. Hence, Hartamas Cheras is lacking of potential for capital appreciation.
