Analysis

Jade View is well-located on high elevated land with series of hills as its backdrop that provide fresh air and eye-soothing views. Besides that, the area is less congested compared to other areas, such as Batu Uban that makes the environment serene and calm.

Investment-wise, Jade View does not enjoy good capital appreciation and rental yield as the price and rate have been constant for the past few years – perhaps due to its ageing factor. Since 2008 until 2011, units here are asked from RM130,000 up to RM150,0000.

A fully furnished unit is being asked up to RM175,000. Rental income is not very interesting too as the highest rental rate is about RM750 per month for a fully furnished and renovated unit – which only delivers up to 5.8% if it is purchased at RM130,000.
